Local Area & Amenities
Preston Road sits moments from the best of Leytonstone. You’re within walking distance of Leytonstone Underground Station (Central Line), giving fast access into Stratford, The City, and the West End. There are also excellent local bus routes and good cycling infrastructure nearby.
For green spaces, you’re perfectly placed between Hollow Ponds, Epping Forest, and Wanstead Flats – offering miles of woodland, lakeside walks, running routes and open parkland right on your doorstep.
The nearby High Road Leytonstone provides a great mix of independent cafés, bakeries and eateries, including favourites like Wild Goose Bakery and Out of the Woods, as well as popular pubs such as The Red Lion. Everyday essentials are covered too, with supermarkets, shops and local services all close by.
A charming, well-maintained home in a highly desirable location – ideal for first-time buyers, downsizers, or anyone seeking a well-connected property with superb outdoor space.
A message from the owners:
We’ve absolutely loved living in this area, and feel very lucky to have owned a flat on Preston Road, a street lined with beautiful homes, friendly neighbours, and a real sense of safety. Just at the end of the road is a lovely café serving the best breakfasts, along with three convenient local shops perfect for everyday essentials.
One of our favourite things about living here is being right next to a large, peaceful green park, ideal for daily lunch-time walks whilst working from home. The location is also perfectly positioned between Walthamstow, Wanstead, and Leyton, all just 20–25 minutes walk away, giving you easy access to three vibrant neighbourhoods. Having a Tesco Superstore close by has also been incredibly convenient.
Leytonstone itself offers a great mix of pubs, restaurants, and local spots to enjoy. It’s truly been a fantastic place to call home.
