What the owner told us...
“We love how easy this house makes everyday life. The space, the light, the storage, the parking, the garden, it all just works. You can walk into town, walk to school and still come home to a proper family sized detached house. That is what first sold it to us and it still feels like such a bonus.”
Our Thoughts...
If you have been scrolling through Stamford properties thinking everything either feels too small or too far out, pause on this one for a second.
This is a great sized stone built detached house on the Stamford Manor development just off Tinwell Road. You are close enough to town to walk in for coffee or dinner, yet tucked away on a quiet crescent where children can ride their bikes, and you can actually get parked on your own drive. Inside, you get 1,438 square feet of living space, and being built in 2019, it boasts an impressive b-rated EPC, so it feels modern, warm and efficient from the moment you step in.
The hallway is wide and welcoming, the kind where shoes, coats and school bags do not instantly cause chaos. Off here, you have three really useful reception spaces.
At the front there is a snug or study which is ideal if you work from home or want a separate playroom where toys can live without taking over the rest of the house. The main living room runs along the back of the house with French doors out to the garden, plenty of floor space for two big sofas and a relaxed, calm feel. It is a lovely room to collapse in at the end of the day.
The kitchen is where this house properly comes into its own. It is a long, bright, big sociable room with sleek white units, wood effect worktops and all the integrated bits you need, hob, oven, fridge freezer, dishwasher. There is loads of counter space so you can cook, bake, prep school lunches and still have room for someone to sit with a coffee and keep you company. At the far end it opens through to the spacious dining room which faces the garden. You can easily get a generous family table in here and still move around it, so it is perfect for birthday meals, Christmas and playdates.
Just off the hallway a separate utility room keeps the washing machine and laundry piles out of sight, and you also have a ground floor wc which is always handy when you have guests or little ones.
Upstairs the layout works really well. The principal bedroom overlooks the front of the property with space for a super king bed, big wardrobes and still room for a desk or dressing area. There is a smart en suite shower room so mornings are much easier when everyone is trying to get out of the door at once.
The other three bedrooms are all a good sized doubles and there’s not an awkward box room in sight!. They work brilliantly as childrens rooms, guest rooms, nursery or home office. The family bathroom is fresh and modern with neutral tiling and a shower over the bath, exactly the kind of room you can move straight into without feeling you need to change anything. Throughout the house the decor is light and neutral, and the plantation shutters on the windows give everything a clean, finished look while also being great for privacy and insulation.
Outside, the back garden is enclosed with a patio and a lawn big enough for childrens toys and entertaining guests. The garden faces roughly north east, which means you get softer morning and midday sun, ideal if you prefer a garden that is bright without being unbearable in summer months.
Parking is another big tick. The tandem driveway runs down to an oversized garage, so you can park two or even three cars off the road and still have proper storage for bikes, tools and camping gear. The garage also has potential if you ever wanted a workshop or hobby space.
Location wise, it is hard to beat. You are on the popular Taylor Wimpey Stamford Manor estate, just off Tinwell Road, you can walk to Malcolm Sargent Primary School and you are on bus routes for the local secondary schools. Stamford station is roughly a mile away for trains, and the A1 is very easy to hop onto for commuting. At the same time, you can be in the town centre in a few minutes for shops, cafes, pubs and riverside walks.
This is one of those homes that quietly gives you everything you have been hoping to find. Space for a growing family, modern low maintenance living, a garden that children and adults can enjoy, and a location that makes day to day life simple.
If you would like to see whether it feels as good in person as it does on paper, book a viewing. It could easily be the Stamford move you have been waiting for.
