The property
This impressive Grade II listed four bedroom home is believed to have been converted from one of the original stables and has a lovely outlook to the front over the original parade ground. From the front a door opens into an impressive and spacious sitting room with a high ceiling and feature fireplace. A hallway leads to the rear, passing a downstairs WC and at the rear is a dining room, with a window and door opening out to the garden. A door lead to a useful storage cupboard with another door leading into an impressive modern kitchen fitted with a range of base, wall and drawer units. From the dining room a staircase rise to a mezzanine level, overlooking the sitting room and providing a useful office space with the stairs continuing up to a spacious landing. On the first floor are four bedrooms, at the front is the master with a dressing area and en suite as well as access onto a balcony with lovely views across the original grass parade ground. There is a second bedroom with en suite, again looking to the front and two further bedrooms to the rear along with a family bathroom.
To the rear is a well stocked courtyard garden accessed from the dining room and kitchen. Garage: The property benefits from space in a communal garage and a parking space.
Location
Originally built in the last 1700s, as Higher Barracks, Horseguards is a very popular development located a short walk into the centre of Exeter. The original buildings were designed for the expanding cavalry and were designed to house officers, men and around 200 horses. The site was surrounded by a high brick wall and in the centre was a green for parades and exercising horses which is now a delightful parkland for the residents of Horseguards to enjoy, with this particular property believed to have been a former stable and looking directly over the green. The cathedral city of Exeter is less than a mile from the property and provides shopping on the historic quayside with the nearby cities of Plymouth and Bristol offering more extensive choices. The area has plenty of leisure activities to choose from such as tennis clubs, a walking group, football, horse riding, sailing, hiking the Jurassic Coast, fishing as well as access to three sandy beaches within 15 miles of the property. The area offers excellent transport links and Exeter's four mainline train stations are all within two miles of the property. Trains run regularly to the smaller nearby cities as well as Bristol, Plymouth and London Paddington. The A30 and M5 lead to the national motorway network providing convenient road links with Exeter International Airport, just over five miles away, offering both local and international flights. The region is well served by good private and state schools such as St Leonard's C of E Primary School, Wynstream School and St Michael's CofE Primary Academy, all rated 'Outstanding' by Ofsted. The world-renowned University of Exeter is also less than two miles away from the property
