Built between 1823–27 by Thomas Cubitt for Thomas Kemp, Sussex Square remains one of the most prestigious addresses on the south coast. Residents enjoy the rare privilege of direct access to the beautifully maintained private gardens - complete with mature trees, sweeping lawns and the enchanting tunnel leading under the coast road straight to the beach.
The entire outside of the property – front and rear – as well as the common parts, was recently renovated to a high-spec. The new Corinthian caps adding to the exceptionally high standard of works, resulting in an award from the Heritage Trust.
With its own private entrance, creating a sense of privacy and independence within this grand Regency setting, the south-facing courtyard is perfect for morning coffee, potted plants and alfresco dining in warmer months.
Entering, the sculpted hallway with porcelain tiles underfoot and embossed radiators, introduces you to an exceptional level of finish throughout. The storage cupboard in the hall adds useful practicality.
From the hall, you enter the extremely spacious and immaculate living room, delivering a sophisticated, contemporary lifestyle. Full of sunlight streaming through the twin period-style windows, this is an ideal space for entertaining friends and family. With its flame-effect fireplace, bringing warmth and style, it is a room for all seasons.
Flowing from the living room, is a perfectly positioned kitchen. Here you will find handmade units of Tulip wood, topped by magnificent surfaces of a rare granite. The high spec appliances, including a fabulous, multi-fuel Falcon Range and hood are integrated, with ambient lighting to adjust the mood.
The exceptional level of detail continues in a spa-like bathroom, lined with Travetine stone, with sleek, high-end fittings. It’s a place to relax and refresh in total seclusion, immersing yourself in a raised, freestanding baignoir.
At the rear of the apartment, both bedrooms are peaceful doubles. The guest suite, with a private view to the patio, has a chic en suite shower room with a designer finish. The Master bedroom is a serene sanctuary, with handcrafted wardrobes, a window stretching to the celling overlooking the private patio and bathing the room in light.
If you're seeking an exceptional coastal home, or a secure pied-à-terre near Brighton’s cultural heart, this substantial Regency apartment offers style, space and exclusivity in equal measure.

Owner’s Secret
The square is a lovely community, with a summer fete in the gardens opposite. We have loved living here, sharing it with friends and family who like to access the seafront from the secret tunnel in the south gardens, and enjoy a glass of wine in the newly refurbished Reading Rooms. We love our short bus rides into to town to enjoy theatre or music. Or taking a short walk east and marvelling at the views from the top of the Downs. Some items, like the Tootsie handmade sofas were bought specifically for the apartment, and we are happy to discuss terms.
