An attractive detached home in a lovely semi-rural village position, with good size accommodation and excellent scope for refurbishment.
Description
Facing on to a pretty Common in a desirable setting in the village of Lane End, this detached house was built in the 1980s and is a much-loved family home. The house sits set back from the road via a pretty lane over the Common, with its own private parking and attractive views to the front and the rear; the latter has far-reaching views over open countryside. There are a number of footpaths and bridleways locally providing easy access to lovely walks around the Chiltern Hills National Landscape.
Whilst internally the house is a little dated and would benefit from modernisation, it poses a fabulous opportunity to update and personalise it to the new owners' wishes. With large rooms and a good layout it would need little effort to transform the house.
The ground floor layout is notably spacious, comprising two good-size reception rooms, a separate kitchen with attached utility room and a cloakroom with WC. Likely refurbishment options are an opening-up of the kitchen with the dining room to create a large family space leading on to the garden, and perhaps a conversion of the integral garage(s) to provide a further reception room - subject to securing planning consent. Upstairs there are four bedrooms, three of which are good size doubles. The main bedroom is particularly large with dual-aspect windows and an en suite shower room, with plenty of room for fitted wardrobes or a new walk-in dressing room. The main family bathroom requires updating, it being sensible to perhaps put a new bathroom in the current fourth bedroom, then enlarging the old bathroom into the landing area to create a decent large double fourth bedroom.
The house is accessed via a meandering lane over the Common, shared by the neighbouring houses, with its own paved driveway to the front shielded by hedges to the front and sides. There is parking for a number of cars as well as access to the double garage. The house also benefits from a number of couple of outbuildings including a summerhouse, shed, two former coal stores and a greenhouse. The garden is mostly lawned and situated to the south side of the house, where there is also a terrace for outdoor entertaining.
