The property enjoys both period cottage character and bespoke craftsmanship, including a hand built kitchen, limestone flooring, restored stone walls, plantation shutters, exposed beams and two superbly appointed bathrooms. The property also includes high quality practical upgrades, including rewiring, new composite doors, a new fusebox and high efficiency hot water tank.

With its exceptional gardens, two garages and uninterrupted views across rolling countryside, the property offers an idyllic and highly peaceful lifestyle within easy reach of Hereford and Ross-on-Wye. The village of Ballingham sits between the River Wye and open farmland, offering scenic walks, quiet lanes and a friendly rural community. Day-to-day amenities are available in nearby Holme Lacy and Fownhope, including a shop, cafés, pubs, schools and healthcare facilities, while Hereford lies just a short drive away for wider services, rail links and excellent secondary schooling.

The Property

Entrance Hall: A bright and welcoming entrance, fitted with bespoke painted composite doors to both the front and rear of the property. Limestone flooring continues throughout much of the ground floor, creating a cohesive and high end finish. Space for coats and console furniture with access to the dining room, shower room and staircase.

Dining Room: A stylish reception space featuring the gallery style staircase, limestone floor and plantation shutters. A sliding oak barn door leads into the kitchen/breakfast room, adding a warm handcrafted detail. A well-proportioned room ideal for family dining and entertaining. There is also useful built-in storage under the stairs, ideal for pantry use, household items or coat storage.

Sitting Room: A stunning sitting room rich in original character, including an exposed stone cottage wall, solid oak flooring, and a remarkable stone inglenook fireplace with original oak beam and log burner served by a fully lined chimney flue. French doors open directly onto the garden, making this a light filled and inviting space year round.

Kitchen/Breakfast Room: A beautifully crafted kitchen showcasing a striking French oak king post truss, exposed original stone wall, and Fired Earth Moroccan tiles. Bespoke, hand built cabinets are complemented by handmade oak worktops, with a dual fuel Rangemaster as the centrepiece. Limestone flooring flows through the space, and multiple windows – including those with countryside views – bring in excellent natural light. A glazed composite door leads into the rear garden.

Shower Room: A stylishly finished ground floor shower room with Spanish ceramic encaustic style tiles, a generous walk-in shower with rainhead fitting, oak worktops, plantation shutters and contemporary fittings – all creating a luxurious feel.

Bedroom 1 with Ensuite: The principal bedroom sits within the original part of the cottage, featuring fitted wardrobes, and lovely elevated views. The ensuite is superbly appointed with a slipper bath, rainhead shower, travertine tiling, fitted cupboards, towel radiator and plantation shutters.

Bedrooms 2 & 3: Two generous double bedrooms with soft décor, fitted carpets, wide triple windows and flexible space for furniture.

Outside

The property enjoys a wonderfully private south facing garden, thoughtfully landscaped to offer colour and structure throughout the year. A generous gravel driveway, framed by a traditional field gate and separate pedestrian gate, leads into the grounds, where an attractive stone wall marks the front boundary. Mature hedging and well planned planting create a strong sense of seclusion, complemented by sweeping lawns and a charming vintage style circular brick seating area, ideal for outdoor dining and relaxation. The garden’s layout and shelter provide both beauty and practicality, with multiple spots positioned to capture sunlight from morning to evening.

A range of useful outbuildings further enhance the setting, including an attached single garage suitable for storage or workshop use, and a handsome detached oak garage offering additional parking or hobby space. A Victorian style greenhouse sits neatly within the garden, accompanied by several raised vegetable beds for those who enjoy home growing. With uninterrupted countryside views extending beyond the hedgerows, the entire outdoor space feels calm, rural and exceptionally well cared for.
