Description
Rowanbank is a welcoming country home thoughtfully extended and remodelled in recent years to create a generous, light-filled accommodation ideally suited to family & multi-generational living.
While the interiors are largely contemporary, featuring modern appliances, underfloor heating on the ground floor and high-quality finishes, the house retains a strong sense of character, with oak doors throughout and original stonework and flooring in key rooms.
The main entrance opens into a porch and central hallway, providing access to the principal living spaces and staircase with a storage cupboard and ground floor WC. The heart of the home is the impressive L-shaped open-plan Garden Room which serves as a kitchen and dining area, finished to a high standard with a comprehensive range of fitted units and integrated appliances, including esse range cooker with four ovens, two cast iron hotplates and four electric rings, an American-style Bosch fridge freezer, dish washer, washing machine, dryer. A double Belfast sink and separate single sink complete the space.
The dining area enjoys direct access via double doors to a west-facing terrace, while an esse wood-burning stove provides warmth and atmosphere to both the dining space and adjacent rooms. A snug with original open fireplace and flooring leads through to the formal sitting room accessed through a gothic arch with oak door. A spacious double-aspect room houses a turret seating area to sit and look out across far-reaching countryside views while enjoying the warmth of the esse wood-burning stove.
Completing the ground floor is a generous bedroom suite with dressing area and en-suite shower room, offering flexible accommodation for guests or single-level living.
On the first floor, the open landing area provides space for a home office or reading room and enjoys elevated views towards the River Tweed. The principal bedroom suite is a particular highlight, featuring a turret seating area with panoramic views across the Tweed Valley, a dressing area with built-in wardrobes and a luxurious en-suite bathroom with bath, separate wet area with shower and Juliette balcony doors opening west. A further double bedroom, with en-suite, completes the accommodation.

To the west of the house, a terrace provides a sheltered sun trap and ideal space for outdoor dining and entertaining. Lawned areas extend to the south, offering additional outdoor space and privacy.
A driveway with electric gates leads to the house and continues to a substantial outbuilding to the north, which includes a covered parking bay, workshop, garage with double doors, this versatile space is ideal for storage, hobbies or garden machinery. Also within the grounds there is a bespoke built potting shed and three separate covered log stores.

Location
Rowanbank is situated just to the south of Broughton, a thriving village in the Scottish Borders, almost midway between the towns of Biggar and Peebles.
The village hall provides a hub for community activities, including a playgroup and choral society, and across the road there is a popular bistro and café, Laurel Bank Tea Room. The village is also home to a commercial garage and primary school, as well as Broughton Brewery, a craft brewery established in 1979. The local community was awarded a grant from the Scottish Land Fund to buy the village shop, Broughton Stores, which reopened in the summer of 2019.
The towns of Biggar and Peebles offer a wider range of professional services, as well as secondary schools, supermarkets, and a variety of sports facilities. They are also host to a number of theatre and music clubs.
Broughton is situated on the A701, so has good road links to Edinburgh, Glasgow and the south. There is a public bus service between Biggar and Peebles, and Edinburgh International Airport is approximately 34 miles away. The Caledonian Sleeper service calls at Carstairs Junction station (15.5 miles), providing a useful railway link to and from London.
The local area provides an abundance of outdoor sporting opportunities, with exceptional hill walking and mountain biking on the 7 Stanes. There is shooting and fishing to let locally, and the spa at Stobo Castle and Dawyck Botanic Garden are a short drive away. Furthermore, the area has been immortalised in the writings of John Buchan. The John Buchan Way passes a short distance from the property as it winds its way over the hills from Peebles to Broughton.
