Location:

Symonds Yat, in the heart of the Wye Valley Area of Outstanding Natural Beauty, is famed for its gorgeous riverside landscapes. There is a multitude of welcoming country pubs and restaurants that are exceedingly popular with residents and tourists alike.

There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.

The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School, which secured 'Outstanding' and 'Good' grades during Ofsted's most recent inspection in March 2025. The popular community-spirited village shop, Woods of Whitchurch, is another jewel in Whitchurch's crown. The welcoming store stocks locally produced goodies and also operates as a coffee shop and takeaway. In addition, Whitchurch boasts a village hall, a reputable mot centre, a highly commended hospitality venue - The Old Court Hotel - plus a post box and bus stop.

Symonds Yat is just two miles from the Welsh border and centred between the popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.

A series of major road networks is also easily accessible; the A40 is around a mile away, and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The home at a glance:

The main entrance into this cottage leads into the sitting room. A bay window displays the striking, rugged landscape, and there is an electric fire housed within a feature fireplace.

A door at the end of the room leads into the kitchen, a space which is large enough to house a dining table and chairs. There are also base and wall-mounted units, housing for a fridge-freezer, a 1 + 1/2 sink with a mixer tap, and provision for both a washing machine and a dishwasher. There is also a Lamona fan oven and ceramic hob with a Moffat extractor fan.

A glazed door in the far corner of the kitchen leads out to a private patio terrace, giving an ideal space for alfresco dining or evenings around a fire pit.

The first floor houses two double bedrooms, both of which carry built-in wardrobes, but it is worth noting that the larger of the two exhibits an impressive elevated view over the Wye Valley. The attractive bathroom includes a countertop vanity unit, a WC, and a bath with an overhead electric shower. The first floor also gives access to a large airing cupboard.

In addition to the cottage's own patio terrace, the property enjoys the wonderful additional benefit of communal gardens, which slope downhill but have been terraced to create level areas. There is also allocated parking as well as additional visitor parking spaces available on a first-come, first-served basis.
