This appealing cottage offers practicality and authentic period features with the added benefits of covered parking and a private courtyard garden in the heart of a sought-after village. Early vacant possession!

The property:

Tucked away in a small enclave behind the village butcher, this cottage offers period detail and everyday practicality. The light reception room has exposed beams, stone walling and wainscoting that create an appealing atmosphere. A fireplace that could be recommissioned with a former bread oven forms an attractive focal point at one end, while the staircase subtly defines distinct sitting and dining areas. Wood-effect flooring flows throughout, its continuity complemented by a practical inset doormat at the entrance.

The kitchen continues the home’s traditional feel with a range of classic fitted cabinets and slate-effect flooring with a bespoke breakfast counter cleverly fitted within a former fireplace. Under counter plumbing for dishwasher and washing machine. The electric cooker and upright fridge-freezer will be included in the sale.

A part-galleried landing is at the centre of the upper floor and has exposed roof timbers. A roof light above the stair well provides natural light.

Traditional ledge-and-brace doors open onto two bedrooms and a bathroom fitted with a white suite and an independent shower above the bath. One bedroom features an attractive arched brick former fireplace, while both have authentic period character through exposed timbers and sloping ceilings.

Outside, a delightful part-walled courtyard garden provides a space to relax and has a practical storage shed. Beyond the adjacent barn lies a covered carport providing parking for one vehicle.

The property benefits from double glazing, gas central heating and is offered for sale with no onward chain. Council Tax is Band C, payable to West Oxfordshire District Council.

The current tenant moves out in early January and the photographs and virtual tour are taken from our archive and were commissioned before the tenancy.

Situation:

The village of Bampton sits on the southern edge of the Cotswolds, around 18 miles south-west of Oxford, and 5 miles from Witney. Mentioned in the Doomsday book of 1086, Bampton is a wonderful mixture of the ancient and the new.
It boasts an excellent array of amenities for a village of its size having a post office, library, five function facilities, a sports ground and pavilion, an art gallery, two churches, primary school, and a market square.
It was famously used as one of the locations for the television series Downton Abbey and the tradition of Morris Dancing is celebrated each Mayday in the village’s Day of Dance.
Mainline rail services available from both Oxford Parkway (about 16 miles away with journey time to Marylebone c. 66 minutes) and Hanborough (15 miles away - Journey time to Paddington c. 68 minutes).

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £75 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.
