Welcome to Balls Park!
When I first visited and drove through the entrance gates I was blown away. The apartment is set in 63 acres of immaculately landscaped grounds, mature trees, feature hedges and an abundance of wildlife. It must be seen to appreciate the magnificence of the views. This was absolutely the deciding factor for me, I instantly felt at home and all these years on this purchase was the best decision I ever made!
The building is a 17th century build originally which has been converted to create 12 apartments. Despite its age, it’s quiet and tranquil. My home is located on the first floor – the building benefits from a lift as well as stair access. The communal areas are immaculate and the large windows in the stairwell are a stunning feature it is enjoyable just walking to the front door!
Upon entering the apartment is the welcoming hallway leading through into the kitchen, lounge/diner. This is all open plan, and this space has a fabulous, homely feel. The kitchen is well equipped with built in appliances to give a clean finish. The layout is perfect for entertaining/family life. We enjoy dining here looking out at the views of the scenery.
We have two double bedrooms, with an en-suite to the master. Our family bathroom is sizeable with bath and overhead shower.
The apartment comes within an allocated space in the gated parking area as well as key fob access and CCTV across the gardens which adds to the secure feel.
My home nestles in Balls Park with the most amazing grounds which are Grade II listed on the English Heritage Register of parks & gardens. I absolutely love nothing more than exploring the development with my dog, having picnics and enjoying the sights and fresh air. There is an amazing sense of community here and often I have catch ups with the neighbours when I am out exploring.
There are the feature gardens, an array of lakes with ducks, and a wild garden where we see rabbits thriving – it is just amazing. I feel so safe here I can go out for runs late at night or early in the morning and I enjoy the bicycle trails too. You must see the grounds to appreciate the grandeur and tranquillity.
Its tranquil setting does not deter from the fact the property remains highly accessible. Beyond the development there is Hertford a short walk away (or even shorter drive, if preferred) with the station and an array of bars, restaurants and quaint shops through the cobbled streets. The A10 and A1 ensure straightforward connections to neighbouring towns and the wider regions.
Simply, Balls Park is picturesque. We are in the catchment area too for good local schools. The whole area is truly amazing, and I will miss it very much when I leave.
