Seriously, is this the best value four bedroom home in Sale? I know, you know, we all know that M33 is expensive - the price is driven by the glorious tree lined roads and avenues, the highly sought after schooling, the unrivalled transport links, the amazing parks, of course Stanley Square then finishing it all off with the community. It makes buying here difficult for families ... Until now.

That's right, this four bedroom family home packs a punch for less than £400,000. The hardest part of this advert is where to start. I could start with the location being nestled away on a quiet cul-de-sac off Urban Road or we could start with the bedrooms which offer space for kids or those working from home or how about the garden that is bigger than you get with some massive homes in Sale. Whatever reason you choose to view this home you won't be disappointed. It's not often you get a house that is ideal for downsizers and larger families all at once - talk about a house paradox.

Taking the location first, you are in the heart of everything. 7 minute walk from Brooklands Metrolink, 11 minute walk to Stanley Square, 16 minute walk to Ashton On Mersey School or Sale Grammar School and of course on;y a 3 minute walk from the canal. But if you think about the other locations in M33 it means you're prime for supermarkets like M&S, parks like Walton Park, hidden gems like Walkden Gardens, bars like Rum Rabbit Run, restaurants like Petisco, shops like Lanigan & Hulme or Petit Modes. Sale is so much more than a list of locations though, nothing shows this more than a neighbour seeing my sneak peak of this property online and messaging me wishing me luck with the sale. M33 is a community with thriving churches, community centres, sports clubs, drama societies as well as two large community pages on Facebook. While education may draw families to the area, the community keeps them here, that is exactly why special properties like this one don't come up often. Speaking of education though being in the middle of Sale Grammar and Ashton On Mersey will be a huge draw but you'll easily be able to access Altrincham Grammar, Sale High School and Altrincham College as well thanks to the outstanding transport links from bus to Metrolink to bike ride down the canal to car to motorway; Sale has you covered!

Enough about the location though, this house should sell itself. Ready to simply move into and add your own stamp, this property was built around 2002 and has been kept immaculately. It sits right at the top of the cul-de-sac hidden away from Urban Road and has a single garage and driveway in front of it. You'll enter the home through the entrance hall with downstairs WC (and we all know how important they are for larger families!) then into the living room. There is currently enough space for two sofas and a piano meaning there should be more than enough space for whatever size your family is or isn't. Straight through into the kitchen you've got space for a fully fitted kitchen and a dining table along with a handy downstairs storage cupboard. With the french doors into the garden do expect to be the host of all the summer parties though.

Upstairs is where the magic really happens though. How did the developer manage to fit four bedrooms into this home? This will be the draw for many viewers who either have several children or need to work from home ... And if you're working from home don't worry as bedroom four is already kitted out as an office room! The bathroom finishes off the top floor.

Now I hinted about outside earlier and throwing the parties - if you've seen the aerial photography or video you'll know this is a huge space. By being the end terrace you gain a little bit more land than your neighbours but these gardens are long and designed with families in mind. There is space to kick a ball, have a BBQ, put a trampoline, chase the sun, place a hot tub, construct an office pod or even extend into and make the kitchen larger! This is an amazing space and feels like a real hidden gem for the property.

Now if this sounds like your family's next home make sure you act quickly and pick up the phone quoting GY0737 - Gareth Yates.
