10 mins drive from the city centre and 15-20 from the beach, this semi-detached, 3 bed house with a sleek, contemporary finish and off street parking has a huge, sunny garden at the back. In an area always popular with locals seeking big, bright homes and quiet nights, with unique views and footpaths to Fortress Hill at the front and Coldean Woods at the back you can enjoy a healthy, outdoor lifestyle with the bright lights of Brighton, Hove, Falmer and Lewes all within a 10 min radius. Delivering a sophisticated lifestyle inside and out, this future proof home is on a big plot where you can go up, out or sideways as some neighbours have done, stnc.

Set privately down from the leafy street, inside a sophisticated living room with a wood burning stove flows into a high-spec, contemporary kitchen which is good to go with a sociable, central dining area by French doors to the garden. A spacious utility also supplies power for charging the car just outside, and there’s a ground floor w.c. For visitors. Upstairs all 3 beds are quiet and comfortable, the principal with ambient lighting and calm decoration, and the family shower room has a designer finish.

Local amenities include a convenience store and a bistro pub, and it’s ideal for families, professionals and investors between Sussex University at Falmer and Brighton University on Lewes Road. Primary and senior schools are a 4 min drive (also within walking distance) and there’s easy access to the new play areas of Wild Park and countryside walks of Stanmer Park. Well-connected with regular bus routes running into or out of the city, this is a great place to be with something for everyone. The picturesque heart of Brighton and its beaches and the National Park are easy to reach and there’s a choice of stations for Brighton, Lewes, Gatwick and London so properties here tend to hold their value.

Why you’ll like it:
Set back from a quiet but well- connected street, new life breathes through this inviting semi-detached house which is screened from the road by an evergreen garden and there is off street parking by a side gate to the back garden, perfect for bikes. Inside is easy to live in and improvements include the installation of double glazing, a streamlined, high spec kitchen, a contemporary shower room and the flat roof above the utility room was renewed in approx. 2020/21 which the vendors believe is still under a guarantee.

At the front, the elegant living room has a large picture window to bring in the sunshine and leafy views whilst the mature evergreen hedge ensures the room is nicely secluded. With oak flooring and crisp décor there is plenty of floorspace to share with friends and family, discreet storage extends beneath the stairs and it offers versatile options including an area for a home office.

Flowing across the back of the house, the streamlined kitchen dining room is a dream space with ample room for a large family table by the French doors to the garden. Expertly designed for every day but also perfect for parties, high spec appliances include a Neff touch induction hob beneath a sculptural, touch hood, twin Neff fan ovens and a Neff microwave, and the vendors are willing to discuss the high end LG fridge freezer with a water/ice dispenser. Plentiful, organised storage includes pull out larders with stylish quartz surfaces. There is plenty of working area and the sink features in-built filtered water and hot water taps. At the far end, there’s access to a w.c. For visitors and the separate utility is bright and cheerful with extra storage, space to iron and power by the window if you need a car charger.

Outside, the magnificent garden is much larger than many we have seen this close to Brighton’s busy centre. Child and pet secure, it is made private by exotic and evergreen planting which is also easy to maintain so you’ll have more time to enjoy it. Thoughtfully landscaped for a sociable, al fresco lifestyle you don’t need to travel for, the paved, lit terrace by the house bathes in the morning sunshine, the central lawn is big and flat for ball games (a feature surprisingly hard to find in a city built on the rolling Downs) and at the far end, a sun deck is ideal for entertaining in the afternoon and evening sun and comes with a large timber shed.

Returning inside, upstairs this house spreads its wings with a bright landing which has a sensor lit, full height cupboard and access to the boarded attic which has a pull down ladder, and it’s worth noting that nearby neighbours have extended up with dormer windows in their roofline, stnc.
With front garden views, the inviting guest bedroom is a quiet and comfortable double room with calm decoration and space for quiet study. Looking over the garden to Fortress Hill it is very restful and by it, the generous single bedroom shares the same, open view and although an ideal nursery it offers versatile use such as a home office, dressing room or craft room for example.

The crowning glory of this home, the principal bedroom is a serene retreat with soothing proportions, relaxing colour choice and ambient lighting. The broad, picture window almost fills the far wall to bring the outside in – and the unique woodland views so you wake to birdsong, not bin men, and there’s ample floorspace even with a double bed in situ. Next door, the high end shower room has a dual head walk in shower, fashionable fittings and touches of luxury include designer tiling and warming rails for towels.

Agent’s Thoughts:
“With a stylish interior, a huge garden and off street parking, this luxury home is in a golden 10 min radius of primary and secondary schools, parks, stations and the city centre- and it offers an opportunity to extend, stnc.”

Owner’s Secret:
“Perfect for everyday or entertaining our happy home is bright and inviting all year around. My partner is very sociable and fell in love with the fantastic kitchen, which has everything you need (and more!), and the open flow of the ground floor which is ideal for pets, friends of any age and a growing family! I instantly loved the big bright rooms and the garden with mature trees as well as the easy access to nature – there are footpaths to Coldean Woods and Fortress Hill at the bottom of the path by the house and at the top of the road opposite. If you have children, with good local schools it’s easy to meet other families either at the school gate – the infant school is a 5-10 minute walk -or in Wild Park’s playground. If you are a couple, Both Wild Park and Stanmer Park have their own community of dog walkers and joggers. The off street parking is useful, although there is plenty of free parking for visitors, too. The area is safe with friendly and considerate neighbours, bus routes give independence from a car and it’s convenient for work as well as nights out in Brighton, Hove or Lewes.”

What’s around you:
Shops: Local 4 mins walk, Asda, M&S 5 mins drive
Train Station: Falmer 3 mins drive, 8 cycle, Moulsecoomb 5, bus stop outside
Seafront or Park: Footpath to woodland 5-10 mins walk, Stanmer Park 5 mins drive, seafront 15

Closest schools:
Primary: Coldean Primary
Secondary: Brighton Aldridge Community College, Patcham High School
Private: Brighton College, Brighton Girls, Lewes Grammar

Coldean is valued for its easy, community-focused feel, where daily life naturally extends outdoors and neighbours tend to know one another. With a strong choice of schools, regular bus routes and simple access in and out of the city, it suits both families and professionals looking for breathing space without isolation. The proximity to open countryside shapes a healthy, active way of life, while Brighton, Lewes and the coast remain close enough for work, culture and evenings out, making this a location that adapts comfortably to every stage of life.
