Property DESCRIPTIONThis charming family home on one of Canterbury's premier roads is a veritable tardis of a property and you will be amazed at the space available once you cross the threshold. It is within easy walking distance of Canterbury city centre but at same time is set in an attractive leafy road and includes a surprisingly large and delightful garden providing a rural feel, plenty of space for the kids to run around and lovely views from the upper windows. It is believed the house was built in the Edwardian era and you can see plenty of period features throughout the house, whether it is the original staircase, bay windows, the coved ceilings or the picture rails, pine doors and wood flooring, giving it a lovely character.
You enter into a welcoming entrance hall and on through to the true heart of the house – the delightful L shaped kitchen/diner and family area. This spacious area is ideal for family life as well as for entertaining and children's parties. There is a lovely brick fireplace with a wood surround in the family area while the large modern kitchen/diner has direct access to the garden and terrace. There is a good-sized adjacent study or hobby room with useful laundry facilities that is also accessible from the hall, so the design provides a lovely flowing feeling throughout the ground floor. The main sitting room with its original bay window but with recently installed double bespoke glazing, is just the place to spend a cosy evening in the winter in front of the fire glowing in the brick fireplace surrounded by an impressive carved wood mantle. If you are looking for additional storage there is also a very useful cellar just waiting to house your favourite wines.
On the first floor you will find the family bathroom and three bedrooms including the first bedroom above the sitting room with its equally delightful bay window, while the top floor has been converted into a flexible fourth bedroom/office with a dressing area and en suite shower room. This would make an excellent 'hideway' for teenagers or could continue to operate as an office space for anyone who works from home and doesn't want to be disturbed by anything going on in the rest of the house. Outside there are plenty of surprises for everyone to enjoy.
What the Owner says:
"We moved here some 10 years ago because we loved the character of our family home and the fact it is so near the centre of Canterbury. We can even walk to Fenwicks in 12 minutes and stroll to Canterbury West station within about 20 minutes or so. We will be sorry to move but with our three children growing up our needs are changing. During our time here we have been delighted to put in a new kitchen, build the studio and the Wendy house in the garden and create the offices on the top floor. It has been wonderful to be able to do our filming work from home and the children have always been thrilled with their Wendy house – even inviting their friends to stay for summer night sleepovers!
Although we are so close to the centre of the city, there are still lovely places to walk the dogs and, with the playing fields and parkland nearby, we often feel that we are very close to the countryside. Canterbury is a wonderful city with a plethora of historic buildings, high street stores and individual shops as well as a wide variety of restaurants and bars and the cinemas, the Marlowe and Gulbenkian theatres and two stations including Canterbury West servicing the high speed train to St Pancras. There are also a number of excel-lent grammar and private schools and, because of where we are based, we are able to send our children to one of the many good village primary schools.”
