Accommodation
Stepping in through the front door, the quality of finish and presentation is immediately apparent. The restored decorative archway in the hallway leads through to the stairs that rise to the first floor, while the sitting room to the right hand side is laid with traditional wooden floorboards. Panelling and detailed cornicing runs around each wall of the room, while the large sash bay window with wooden shutters and tall ceilings give a sense of opulence that is synonymous with the late Georgian/early Victorian era. A charming open fireplace creates the perfect focal point to the room. The dining space faces the rear and features more of the same characterful flooring and another classic fireplace. A must-have in any great family home, there is a handy downstairs WC with wash basin before stepping into a third reception area - currently arranged as a cosy snug area with a modern electric fire. The kitchen has been completely knocked down and rebuilt in the last few years, with a Velux window in the vaulted ceiling giving a further sense of space and natural light. This room has a more modern, colourful twist to the authentic period home, fitted in 2021 with shaker style wall and base cupboards and drawers among oak worktop space aplenty. A butler's sink sits underneath a window to the side aspect, while space is provided for appliances such as a fridge/freezer, washing machine and tumble dryer. There is also space for a freestanding 'Belling' cooker and hob, with fitted extractor canopy above. A single door leads out to the rear courtyard.
Rising upstairs, the first floor landing presents four bedrooms. Two are situated at the front, with principle room being a comprehensive space with attractive bay window mirroring that of the sitting room below. Another large single room is positioned to the front aspect. An additional two bedrooms on this floor have been divided from what was originally a large rear bedroom, split into two - perfect for those with large families and/or those with plenty of guests. They currently work as two good size single bedrooms, all of which served by the family bathroom on the half landing. The bathroom is a spacious area, with a wash basin and separate bath, while a WC and additional wash basin are enclosed separately, along with another enclosed section housing a shower cubicle.
The second floor completes the home and opens up to a versatile area which is illuminated by a Velux window and currently arranged as a multi-purpose room, suitable as an office, games/hobby room, extra snug/sitting area or even another bedroom. The final bedroom is accessed from this space, another well-proportioned double room. Finally a second bathroom on this level contains a WC, wash basin and an enclosed shower cubicle.
Outside & parking
The courtyard style garden adjoins the back of the property itself and is a pleasant south/east facing area designed with easy maintenance in mind. It is is bordered with a rendered brick wall and is decorated with a wide range of potted plants and shrubs, along with space to sit and enjoy a morning coffee, glass of wine or a bit of 'al fresco' dining. A lockable pedestrian gate at the rear provides external access to the garden, in turn giving access to an area to park a car. Unrestricted on street parking is available within a few seconds' walk, along Rumsam Road
