Malands is a detached former Land Settlement Association house bought by the present owners in the 1980's and subsequently extended. The house is set in gardens of some 3/4 of an acre together with a useful range of outbuildings.

On the ground floor there are two reception rooms, conservatory and kitchen/breakfast room. There is also a ground floor cloakroom and utility/boot room with useful storage and plumbing for a washing machine. On the first floor there are three bedrooms and bathroom.

Vehicle access to the east of house leads to a gravelled driveway and parking area. There are a number of outbuildings including a block built, barn style garage of over 29 ft in length and two further garages/stores. The surrounding gardens are laid principally to lawn with well-established apple trees and borders. A small paved terrace is approached by way of doors from the conservatory.

Sidlesham can be found approximately 5 miles to the south of Chichester and only 3.2 miles from Chichester Marina. The area is very accessible to the beaches of West Wittering and the picturesque Pagham Nature Reserve can be found within 3 miles. Sidlesham itself has its own local primary school and local garage with shop. In the nearby village of Birdham there is a local store, post office, parish church and further primary school. The historic city of Chichester offers comprehensive shopping facilities, cafes and restaurants and a choice of social and recreational activities all of which are accessible from the predominantly pedestrianised areas within the city walls. A mainline station provides services to London Victoria in about 1 hour 40 minutes.

Other activities include the Chichester Festival Theatre and Pallant House Gallery, while Goodwood is approximately 2 miles to the north of Chichester and has its own private country club and golf course and hosts the annual Festival of Speed and the September Revival meeting at its historic motor circuit. Sailing facilities can be found at Chichester Marina and Birdham Pool.
