About this property
This bright three-bedroom Edwardian house lies just off Green Lanes in Palmers Green, north London. High ceilings and generous period proportions make for airy, open spaces, renovated with the building's age in mind. At the rear, a peaceful conservatory opens onto a leafy private garden. For easy travel into central London, Palmers Green and Bounds Green stations are both a short walk away.
The Tour
Amid a neat terrace, this house lies on a quiet street just off Green Lanes. Its Edwardian façade is distinctive, painted an off-white hue with wide windows.
Beyond a well-maintained patio and covered porch, a front door opens to a spacious hall, with soaring ceilings and built-in cupboards with plenty of storage space. The walls are finished in a soft taupe shade, complementing the original, warm-toned floor tiles in a geometric pattern. Here and throughout, original doors have been retained.
A large sitting room is at the front with a broad south-facing window. A decorative fireplace provides a visual focal point, with alcoves on each side fitted with shelving to display books and art. Original features include cornices, a ceiling rose and dark timber floorboards.
Beyond lies a dining room, where a tall bay window frames serene views of the garden and new wooden floors have been laid. A door opens to the kitchen, where white units run along one side, topped by overhead cupboards and fronted by a breakfast counter. Appliances include a washing machine, oven and fridge/freezer. At the rear, a door opens to a conservatory, which in turn leads to both the garden and a separate WC.
From the hallway, a staircase with its original bannister and spindles ascends to the first floor. Here are three quiet bedrooms, all finished with white-painted walls and original floorboards. The impressive principal bedroom is at the front. It has tall, south-facing windows drawing in abundant natural light and full-height wardrobes. Two double bedrooms are positioned at the back; similar in size and layout, both overlook the garden and have bespoke built-in storage.
Also on this floor is a bathroom, lined with slate wall and floor tiles, and with a large shower over the bath.
Outdoor Space
Behind the house is a paved garden, framed by wood screens for privacy and quiet. Borders are planted with the likes of hydrangeas and leafy climbers to create a colourful backdrop, as well as a large fig tree. There is also space for seating and dining outside in the warmer season.
The Area
Tottenhall Road is positioned just off the vibrant hub that is Green Lanes, with its array of independent shops, restaurants and cafés. Local favourites include the ever-busy Cyprus House, serving hearty home-cooked fare and Antepliler restaurant, renowned for its delightful pastries and breads. There is also an outpost of The Dusty Knuckle here.
Nearby independent high street Myddleton Road is a brilliant spot, home to monthly markets and a Repair Cafe, seasonal events and community treasure hunts for children where all shops and cafes take part.
The green expanse of Broomfield Park is a short walk away, a 21-hectare park and a designated Site of Local Importance for Nature Conservation. Built around the Grade II*-listed Broomfield House, the gardens are home to diverse wildlife habitats, with several lakes and ponds, wooded areas and old oak trees. There is also a community-run café alongside a children’s playground, sports pitches and an orchard.
Access to public transport is excellent from the house. Bounds Green Underground station (Piccadilly) is a 20-minute walk away, with services to King’s Cross St Pancras in 18 minutes and Heathrow Airport in 73 minutes. Palmers Green railway station is a 15-minute walk from the house and provides a direct connection to Morgate, with links to central London and the City. Wood Green is also a 25-minute walk away.
