Guide Price £400,000-£425,000. There is plenty to fall in love with in this well-presented semi-detached home, with a real focus on modern living and entertaining. The standout feature is the spacious, double-aspect kitchen/diner to the rear; a bright and welcoming space that has been created by opening up what was formerly two rooms. Flowing through from the sitting room, this impressive area is ideal for everyday family life and entertaining alike, with French doors opening directly onto the west-facing garden. The recently installed kitchen includes a breakfast bar that complements the dining space while also providing additional preparation surface.
Integrated appliances include a dishwasher, oven, microwave and hob, with space for a fridge freezer. The washing machine is neatly tucked away within a dedicated storage cupboard, helping keep the room clutter-free. Upstairs are three bedrooms, with bedrooms one and three positioned to the front, while bedroom two and the bathroom enjoy a rear aspect. All three bedrooms benefit from built-in storage.
Outside, the west-facing rear garden is a real suntrap, laid to patio and lawn. The side area leading to the garage feels particularly spacious and offers potential to create a home office or gym (subject to the usual consents), or alternatively to enhance the garden further. There is also ample side access for a larger shed if required, along with off-road parking to the front and unrestricted on-street parking nearby.
The property tenure is freehold and the council tax band is D.
The local area
We really like the position of this home on Burdocks Drive. Set just off Kings Way on the eastern side of Burgess Hill, it’s a quiet residential road with very little passing traffic, making it an ideal setting for families. There is a good choice of nurseries and primary schools nearby, with Birchwood Grove Primary just over half a mile away whilst for secondary education, Burgess Hill Academy and St Paul’s Catholic College are both well regarded local options. Burgess Hill station is approximately three quarters of a mile away and can be reached on foot via a choice of residential routes, making it ideal for commuters. From here, regular services run to London Bridge and London Victoria in less than an hour. Beyond the immediate neighbourhood, there’s plenty to explore. Follow nearby Folders Lane and you’ll quickly reach open countryside at Ditchling Common Nature Reserve, a firm favourite with walkers and dog owners, or continue south towards the village of Ditchling. Heading east takes you towards Plumpton, while the B2112 provides straightforward access north to Wivelsfield Green and Haywards Heath.
