Did somebody order an extended, three bedroom semi detached home on a cul-de-sac in catchment for The Firs and Ashton Upon Mersey? Of course you did, this is the home families and first time buyers dream about!
Whether you are viewing this for the location or the house it doesn't matter because you've got it all. Estate agents love to talk about box tickers and this is the home that ticks them all.

You can see what attracted my vendors to this house nearly five years ago but unfortunately for them they needed to renovate the whole thing. So this house is ready for the next buyer to enjoy now with the new kitchen sitting heart of the home. Just imagine the parties you could throw in this space, to be fair you will be imagining because it's more likely to be cooking while the children do home work at the table or play in the garden ... But imagine the parties anyway!
Before we continue about the house we have to talk about the location. Located down a quiet cul-de-sac, it's every parent's dream. Shelton Ave itself is the perfect road to raise kids as many families have done but now you've got that great mix of neighbours that all pitch in be it BBQs for birthdays, putting lights up for Christmas or even just drinks over the garden fence. You're striking distance form Ashton On Mersey Village too with restaurants, cafes, pubs and shops on your doorstep while Sale is a short hop down the road too. With that you get the joys of the Metrolink, parks like Woodheys Park and Walton Gardens, the canal, shops, the motorway. Obviously schools will be a massive draw as well, this has to be in the golden triangle of schools though with the Firs, Woodheys Primary, Wellfield Primary, All Saints Primary and St Marys Primary all on your door step but the cherry on top is being around a ten minute walk from Ashton Upon Mersey High School as well as being close to the Grammar schools too!
Back to the house though (and there is a lot of it with over 1100 SqFt of home!), it was previously extended to the ground floor which created that amazing entertainment/family space mentioned before and also has the detached garage to the rear which adds the square footage even further. You enter the house through a good sized porch which all families know this is a a must have! Off the hallway you can go into the modern shower room with downstairs WC or the main living space which is open throughout. Currently set up with a generous lounge to the front with the box bay window which floods the room with natural light, space to play, then dining room and kitchen. This versatile space could easily be switched to work for you and your family. You also have the conservatory which adds even more space to enjoy - is it going to be a gym? An office? A playroom? Even a bedroom for the dog! The vendors have made sure the right decisions have been made with the house though with bespoke storage installed in the living room as well as the high end kitchen that really is the heart of the home.
Upstairs won't disappoint either, you've got the traditional layout with two large double rooms with fitted wardrobes and a third bedroom that has space for a single bed. There is also the family bathroom that has enough space for bathroom and free standing shower cubicle.
If that all sounds perfect, I have one last surprise for you. The garden is bigger than you would think and is a great space the kids play (it even has enough room for a treehouse!) but with the westerly facing garden you'll be able to host the summer BBQs in sunshine. This is a garden for the seasons with different perennials blooming throughout the year adding those splashes of colour every english home needs (not to mention the very productive pear tree as well!). The garage also offers the same questions as the conservatory though ... Will it be storage? Converted to home office? Bar maybe? Or potentially taken down to add even more space to this garden.
This is a true family home and prime example of the houses available in Ashton On Mersey - if it sounds like the one for you pick up the phone can quote GY0737 - Gareth Yates as soon as possible.

Vendor's favourite features: "We bought this house 5 years ago, fully intending to live here for the rest of our lives - so we set off to modernise and future-proof it with a full rewire, new kitchen, new windows, and lots of built in storage to accommodate our growing family. It has been a labour of love, and we are very proud of what we have achieved - but we’ve spotted an opportunity to upsize locally, and we’re excited for a new renovation adventure!
We will definitely miss the neighbours here, though - they have adopted us from day one, we hang out together often, and we have built such good friendships, that we were actually a little nervous to tell them we’re even thinking of moving! We hope you will love the house and the community around it as much as we did, and that you make a lot of happy memories here in the years to come."
