One of Perth's finest Georgian townhouses

Description
21 Marshall Place dates from 1829 and is one of the larger B Listed townhouses that make up Marshall Place; the starting point of a plan to create a Southern New Town in Perth. Though the house has been modernised and refurbished over the years, care has been taken to preserve its original character, and many of its architectural features remain intact. Whilst the house is in move-in condition, there is plenty of potential for new owners to put their mark on this beautiful Georgian home.

A pretty wrought iron pedestrian gate leads from Marshall Place through the front garden to a flight of wide stone steps that over-sail the basement level of the house, which is characteristic of properties along Marshall Place. The large front door with its attractive fanlight opens into the hall. Here, there is access to the largest reception room which is currently used as a music / games room. Having recently been opened up by the joining of two rooms together, southerly light now flows from the front to the back of the house. An elegant cantilevered staircase curves up two further floors, as well as down to the basement level. On the first floor there is a neat kitchen with window seat. It sits adjacent to the sitting room, which is a large, bright room with a fireplace, a south facing window, and an elegant oval wall with press cupboards, reminiscent of Edinburgh New Town houses. Behind the sitting room is the dining room, offering a cosier atmosphere with its wall of shelving. It connects to a discreet study which is tucked in behind the staircase. The dining room has potential to be used as a third bedroom if required. The main bedroom is on the top most floor along with bedroom 2, a dressing room and shower room.

On the lower ground level, and accessible from the both the front and the rear gardens, is a further double bedroom with en suite bathroom, a utility room, boot room, boiler room and WC. Subject to obtaining the relevant consents it would be possible to create an independent annexe on this floor.

Planning permission has been obtained for alterations and an extension to the rear of 21 Marshall Place which includes the re-siting of the kitchen and dining areas. Further details can be seen on Perth and Kinross Planning portal using ref: 23/01437/lbc

Outside
The front garden is filled with well-established and decorative plants. Pathways and topiary provide structure, and the front garden is a sunny (and surprisingly private) spot to sit out in good weather. At the rear, there are more carefully chosen and well established plants. Alongside the garage is a cobbled parking area and wrought iron gates.

Garage
Whilst the garage could accommodate a car, it is currently used for storing outdoor gear and garden machinery. The garage has a floored loft, which (subject to consents) offers potential for other uses such as an office or studio.

Parking
There is space to park on the cobbled area behind 21 Marshall place. In addition to this, the current owners rent two parking spaces on the shared private lane at the rear of the property, from Network Rail. It would be the responsibility of the new owners to see if they can renew this agreement should they wish to.

Location
Marshall Place is one of Perth’s most architecturally important streets having been designed in the early 1800s by Robert Reid, the architect who was also responsible for some of Edinburgh’s New Town. The street has a fabulous open southerly aspect overlooking the South Inch Park which is home to so many of Perth’s community activities and is known for its spectacular display of blossom and spring bulbs each year. The city centre, the railway station as well as the banks of the River Tay are all within 100m. 21 Marshall Place is also well positioned for access to the main routes out of the city enabling swift access to Dundee, Fife, Stirling, Edinburgh and the north.

Perth has an excellent selection of shops, bars and restaurants as well as a concert hall, theatre, art gallery, new museum and cinema. The town’s leisure facilities also include the Perth Climbing Centre, The Willowgate Activity Centre, Perth Leisure pool, an ice rink and two sports centres. Local golf courses include the North Inch Golf Course (one of the oldest in Scotland), Craigie Hill and Murrayshall. Gleneagles and St Andrews are both within easy driving distance of Perth. There is horse racing at Scone Palace, which also hosts the Scottish Game Fair. Perth is often referred to as a gateway to the highlands and for those who enjoy outdoor pursuits, the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are all within easy reach.

Perth train station has regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 40 miles away and there are direct flights from Dundee Airport (20 miles) to London.

There is state primary and secondary schooling in the city and a choice of private schooling nearby. The High School of Dundee, Strathallan, Glenalmond and Craigclowan are all located within 22 miles of Marshall Place.
