Immaculately Presented Extended Family Home In Higham Ferrers

The Property
Trefynwy is a double-fronted detached home, traditional in build, yet with a contemporary feel. It was bought brand new in 2004, and has been kept in immaculate condition over the last 22 years. There have been various changes to update and improve, from an extension and a reconfiguration, to new flooring and a new composite front door.

The most notable change is the kitchen, replaced post-pandemic with a timeless Shaker design, and now with underfloor heating. There’s loads of storage for pots, pans, gadgets and ingredients, plus plenty of surfacing, including a long breakfast bar to one side. The utility area was its own room originally, but this has been incorporated into the kitchen for convenience. Appliances include a range oven, a dishwasher, a microwave and a wine fridge, and there’s space for a fridge/freezer and a washing machine. The sink has a hot water tap, so there’s no waiting for the kettle to boil when you fancy a cuppa.

The dining area is the extension. This is separate to the kitchen, but still connected for when entertaining. You’re only a few steps from guests, but they aren’t under your feet while you cook, and they can’t see the washing up from their seats. There are surrounding windows for lots of natural light, doors onto the garden for summertime soirees, as well as double doors into the lounge for flow between the living spaces.

To the front of the house are two reception rooms: A flexible playroom/office/fifth bedroom and a very large lounge – both with a bay window. The lounge is ideal for a family, with capacity for big, comfy sofas to spread out on. Although it’s super-spacious, it has a cosy vibe from soft carpeting, and you could potentially open up the fireplace and fit a log burner.

To the first floor are four bedrooms. These are all doubles, adding another benefit for a family, especially one with older children who need a bit more space, or younger children who’ll need bigger bedrooms soon. Parents will be pleased that the primary bedroom has an en suite, not only for some privacy, but to save queues when everyone’s getting ready in the morning. There’s a three-piece bathroom upstairs, and the downstairs cloakroom has been recently redone, featuring a white suite, chrome fittings and sage-green wall panelling.

The Plot
The tiered garden at Trefynwy has all the elements you’re looking for: Plenty of patio space for sitting outside, a lawn for little ones and pets to play on, and a secluded corner to enjoy a cocktail when the kids have gone to bed (this private spot also catches the last of the sun). There’s some planting for the green-fingered, but it’s not too much to stay on top of.

To the side of the house is extra paving for storage and a shed, and at the back of the plot, behind the garden, is a single garage and a tandem driveway, providing private parking for two, if not three, cars. The road offers further parking if needed.

The Position
Coniston Close is a quiet, tree-lined cul de sac on an established estate, with a friendly community and neighbours who look out for each other. Trefynwy’s position is elevated, with far-reaching views across to Irthlingborough. Perhaps most appealing about the address is its proximity to Henry Chichele, with the school gates only 400m from the front door.

Although up and away from town, all the amenities Higham Ferrers has to offer are within a 20-minute stroll. Grab a coffee at Happy Mondays, drop the dog at the vets, pick up a prescription, or pop into the pub for a pint. The town also has parks and sports facilities, plus an assortment of clubs, classes, events and activities.

Just over the bridge from Coniston Close is the River Nene, and the local area has lakes, forests and countryside to discover, including at weekend destinations such as Stanwick Lakes. Rushden Lakes for retail, restaurants and entertainment is a 10-minute drive away, and there are days out at locations such as Chester House, Castle Ashby and Delapré Abbey.

Although a small Northamptonshire market town, Higham Ferrers is well connected for commuting into the capital, with services from Wellingborough into London St Pancras in as little as 42 minutes. Travelling by road, the A6 runs to Bedford, the A509 leads to Milton Keynes, and the M1 takes you all the way north to Leeds and south to London.
