Highwell Avenue is a quiet cul-de-sac situated within a residential area at the southwest edge of the historic market town of Bromyard. Occupying an elevated position the property enjoys impressive views across rolling countryside towards the Malvern Hills and Bromyard Downs. Bromyard is an historic market town in east Herefordshire, famed for its pretty high street and antiques shops. The town has much to offer with a broad range of amenities with primary and secondary schools, doctors surgery, post office, gym and supermarket, as well as numerous independent shops including the renowned ‘Legges of Bromyard’, a superb butchers/delicatessen shop. Bromyard is conveniently located for easy access to Hereford (14 miles), Worcester (15 miles) and Leominster (12 miles), and the nearby Spa town of Malvern is approximately 11.5 miles away. Both Leominster and Malvern have main line train stations, and junction 7 of the M5 motorway is approximately 17.5 miles (distances are approximate).

The property

The property is approached via a private block paved driveway at the front of the property. A uPVC part glazed door with side window opens into a spacious hallway, where there are stairs up to a landing leading to the main living space, and stairs down to a lower landing leading to two of the bedrooms and bathroom. On the left there is a door to a further bedroom, currently used as a study/spare bedroom, and on the right the WC.

Heading up the stairs to the upper ground floor landing there is a storage cupboard where there is plenty of storage space and a Worcester Bosch combination gas boiler, installed in April 2021. An opening leads into a superb open-plan kitchen/dining/sitting room with impressive fitted kitchen with peninsular, two large picture windows, and sitting & dining areas. At the lower ground floor landing there are doors to the shower room and two further bedrooms. The main bedroom is carpeted and has a large picture window overlooking the rear garden. There are fitted wardrobes, cabinets, dressing table, and chest of drawers. Next door there is a further bedroom with fitted wardrobes and sliding glass doors which open onto the garden.

The shower room has anti-slip tiled flooring and is fully tiled to the walls. There is a large walk-in shower with twin shower heads, a large basin with waterfall tap, and a WC. There is a ceiling light, obscured glazed window, extractor fan and chrome towel rail.

The garage has an up and over door, power and light. There are doors to the utility room and into the rear garden via steps down.

Outside

To the front of the property there is a block paved private driveway with space for three vehicles. Mature shrubs to the side provide privacy.

The rear garden surprisingly flat given the hillside location. It is accessed via steps leading down from the garage or via the sliding doors in bedroom 2. Off the back of the house, there is a large patio. Beneath the utility room there is a covered area and external storage cupboard. The garden is enclosed with a timber fence on one side and a mature hedge on the other. Beyond the patio there is a lawn and stepping stone path leading into a large Indian sandstone terrace with a timber storage shed (with electric).

From the centre of Hereford, take the A465, north-east, for around 14 miles towards Bromyard. Just before Bromyard, turn left onto Panniers Lane, for around 0.4 miles. Turn left onto the A44, then immediately right onto Winslow Road. Take the third left onto Hardwick Close and the property will shortly be seen on the right-hand side of the road.
