Shorelands is an exceptionally well-presented and contemporary three-bedroom detached bungalow with a seperate annexe in the garden, situated in the heart of the highly sought-after village of Lamlash. The property enjoys a level walk to the full range of village amenities and offers generous, flexible accommodation, finished to a high standard throughout and presented in true walk-in condition.
The accommodation is arranged on one level and comprises a welcoming and spacious reception hallway. The sitting room is a particularly attractive space, enhanced by a recently fitted log-burning stove which forms a striking focal point, complemented by dual-aspect windows that flood the room with natural light. To the rear of the property lies the impressive dining kitchen, recently refitted and incorporating a Everhot Range Cooker. This superb space forms the heart of the home and opens via patio doors onto a decked terrace, providing a seamless connection between indoor and outdoor living.
The principal bedroom benefits from an en suite shower room, while two further well-proportioned double bedrooms offer excellent built-in storage. The third bedroom is currently utilised as a home office, enjoying open views over the rear garden. A stylish four-piece family bathroom completes the accommodation, featuring a separate shower cubicle and a spa bath.
The property further benefits from oil-fired central heating and double glazing throughout.
Externally, Shorelands sits within generous and attractively maintained grounds extending to approximately one third of an acre. Immediately adjoining the house, the decked terrace provides an ideal space for outdoor dining and entertaining, overlooking the established gardens beyond.
Within the grounds is a highly versatile garden room/annexe, offering living/bedroom accommodation and a shower room. The annexe holds a short-term let licence, although it has never been utilised, and presents an excellent opportunity for supplementary income, guest accommodation or live/work arrangements. There is also potential, subject to the necessary consents, to redevelop the existing footprint as a separate dwelling. The chimney remains in situ, allowing for the straightforward reinstatement of a log-burning stove if desired.
Further external features include a garage/workshop with power and lighting, completing this flexible and appealing village home.
Area
This delightful bungalow is situated on a level location, in the relaxed, coastal village of Lamlash, which lies on the eastern aspect of the Isle of Arran, a popular island off the west coast of Scotland. The village of Lamlash has two hotels (The Glenisle & Lamlash Bay Hotel), two pubs (The Pierhead Tavern (pht) & The Drift Inn), a newsagent, a chemist, medical centre, the only hospital on the island and the Co-op.
Brodick, Arran's main town, has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan/Troon. Commuters and travellers now benefit from Road Equivalent Tariff (ret) ferry fares, which are substantially lower than before. Ardrossan and Troon both have a main line rail station, with trains to Glasgow that connect with the ferry times and is approximately 30 miles from Glasgow City Centre. Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan.
The Primary school, nursery and the only High School and Gym Campus are situated within the village and further Primary schooling is available in Corrie, Brodick and Whiting Bay. A frequent bus service runs around and across the island and, at Lochranza, there is the ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come!
