Hawthorn House is situated close to the historical centre of the village of Braughing and is close to undulating countryside. It is one of the most picturesque villages in East Hertfordshire with a beautiful parish church, some fine period houses, three public houses and some excellent amenities as well as being in a very convenient location for commuters. The A10 is about a three minute drive away. The house is situated off Gravelly Lane which is a country lane which leads past the house and down to the River Rib.

Hawthorn House was one of four properties built by a well-regarded developer in 2001 and, since that time, only one of the properties has come to the market (Bear House). This handsome house has been constructed in a period style with brick footings, breeze-block and weatherboarding - all set under a peg tile roof. On the first floor, the house has been arranged for the current owners who have not needed large numbers of bedrooms and, therefore, the property was re-configured to provide dressing rooms. There is a master bedroom suite with air conditioning, three further bedrooms, two dressing rooms, two en suites and a family bathroom.

A staircase from the first floor leads to a second floor which is boarded and houses pressurised cold water cylinders, is L-shaped and has an extensive area of dry storage.

Outside, the house is accessed through gates to a front driveway with a parking and turning area leading to the four garages. There is a gated access to one side of the house to the rear gardens where there is an extensive terrace running around the house on two sides and then undulating lawns and some shrub borders. There is a summerhouse, a brick garden store, a garden shed and an excellent pond with a fountain and water features. The pond is filtered.

Braughing is a popular East Hertfordshire village with a wealth of period properties and local facilities including post office and Inns. The village lies within one mile of the A10 trunk road and the M11 (J8) approx 9 miles lies on the outskirts of Bishop’s Stortford. The M25 can be reached via the A10 providing access to London. A more comprehensive range of shopping, educational and recreational facilities are available at Bishop’s Stortford (9.5 miles), Buntingford (approx 5 miles) and Ware (7.5 miles). There are mainline stations at both Bishop’s Stortford and Ware, with services to London Liverpool Street (approx 35 minutes).
