Planning A 'permission in principle' application has been made on the site with the proposal of erecting five two storey three bedroomed homes. Each home would benefit from two parking spaces and their own private gardens. The planning portal ref is 25/01636/pip.

The 'permission in principle' was refused, but this is the explanation:

"The site lies within the Zone of Influence of the Upper Nene Valley Gravel Pits Special Protection Area and would result in a net gain of 5 no. Dwellings. The
mitigation strategy set out in the Upper Nene Valley Gravel Pits Special Protection Area Supplementary Planning Document (2015) seeks financial contributions towards Strategic Access Management and Monitoring (samm). Planning obligations cannot be secured at the permission in principle stage. Permission in principle is therefore refused."

Section 7.3.6 on the delegated report for the permission in principle states the following:

"Based on the submitted site location plan, which demonstrates the site's red line boundary, along with the considered scale, siting and density of development, Officers are satisfied that subject to the appropriate scale, design and form of the five dwellings, which would be considered at the Technical Details stage, 5no. Dwellings could come forward on the site which would not appear incongruous to the pattern and form of the surrounding residential development in the area and would not adversely harm the visual amenity of the area."
