What the owner loves:
This house has been a real home for my family and I.
One of the biggest positives has always been the schools. Being in such a strong catchment area for both faith and non-faith primary schools made a huge difference to family life. Knowing good schools were close by brought real peace of mind and made everyday routines feel manageable and familiar.
The transport connections were also valuable. With easy access to several tube lines, getting around London has never felt like a worry. I’ve always felt reassured that family members could get home easily, whatever the time of day, that really mattered to me when juggling work, school and life.
I’ve always felt safe here. It’s the kind of neighbourhood where you feel comfortable walking home, where your children can grow in confidence and where there is a general sense that people look out for one another.
What truly sets this road apart though, is the community. The residents are genuinely wonderful. There’s a real old fashioned spirit here with neighbours helping one another, whether that’s lending a cup of sugar, sharing recommendations, keeping an eye out or offering practical help like fixing a fence. It’s the sort of place where people care and that’s special.
Some of my favourite memories are the simple ones, such as walking through the parks on the walk back from the school run, spending time outdoors during the school holidays and enjoying the balance of green space alongside everyday life.
At weekends and in the evenings, everything you need is close by. There are so many cafes and restaurants on the doorstep which makes like easy and enjoyable.
This has been a lovely place to live and to bring up children. It is convenient, friendly and full of warmth. It is a home that has held lots of happy memories and I hope it offers the same sense of comfort and belonging to whoever lives here next.
Why we’d buy it:
This is one of those houses that just feels right the moment you arrive.
Erlesmere Gardens has that elusive, genuinely homely feel that buyers are always searching for but rarely find. It is quiet, settled and reassuring, the sort of street where families stay put and neighbours know each other by name.
The fundamentals are spot on. Excellent schools, brilliant transport links, parks woven into daily life and Northfield Avenue close enough to be convenient without ever feeling intrusive. It is practical living done properly.
Inside, the house works from day one. The loft conversion is already in place, meaning the big disruption has been dealt with, and the home is immediately liveable without compromise. Over time, there is clear scope to add value further, with potential to square off the rear if and when the next owner chooses.
Being end of terrace is a genuine bonus. Side access straight through to the garden makes everyday life easier, whether that’s muddy school shoes, bikes, buggies or dogs. It is one of those features you do not fully appreciate until you have it.
This is not a flashy house trying to impress. It is a proper family home in a brilliant location, with warmth, balance and longevity written all over it.
Summary:
A well-presented end of terrace family home situated on a quiet residential street in the heart of W13.
The accommodation offers flexible living space arranged over multiple levels, including a loft conversion which provides additional bedroom space. The property is well maintained throughout and is ready for immediate occupation, while also offering potential for further extension to the rear, subject to the usual consents.
Externally, the house benefits from a private rear garden with the added advantage of side access. Erlesmere Gardens is ideally positioned for a range of highly regarded primary schools, both faith and non-faith, as well as excellent transport connections via nearby tube lines and local bus routes.
Northfields Avenue, with its selection of independent cafes, restaurants and everyday amenities, is within easy reach, as are several well-loved green spaces and parks.
