  • Great For Families

Manor Road is one of those locations people really love in Marple. It’s a wide, quiet road that’s especially popular with families, and it’s easy to see why. You’ve got the canal just a short walk away, Marple town centre close by, and the property also falls within the catchment area for Marple Hall School.

This extended Edwardian detached home is a brilliant opportunity, offering plenty of space while still keeping lots of its original charm. The current owners have converted it into a three-storey home, which makes it incredibly versatile and perfect for modern family life.

As you walk through the front door, you’re welcomed into a really useful porch area, ideal for coats, buggies, muddy shoes, or simply keeping the rain and cold at bay. From here, another door leads you into the entrance hall.

This is honestly one of my favourite spaces in the house. It really sets the tone for what’s to come, with original features on display, including the panelled staircase. It’s bright, spacious, and gives you a real sense of the character that runs throughout the rest of the home.

From the hallway, you’ve got access to the living room and the kitchen, as well as a very handy downstairs WC, always a big tick on the wish list.

The living room sits at the front of the property and features a large bay window that floods the room with natural light. There’s a gas fire and plenty of space for larger furniture, making it a comfortable and inviting room to relax in.

The kitchen is another great space, offering a good amount of storage and lovely views over the rear garden. From here, you can access the study, utility room, and dining room, making it a really practical layout for everyday living. The owners also have plans drawn up for a potential remodel of this area, should someone want to reimagine the space in a different style, just let me know if you’d like to take a look at these.

Up on the first floor, you’ll find four bedrooms, all of which are a really great size. The main bedroom overlooks the rear garden and enjoys little glimpses across the local allotments, along with a lovely, generously sized en-suite shower room.

The main bathroom has been recently refitted and offers another large, practical space for family life, finished with a smart, contemporary suite.

And this is where it gets really interesting ...

Within the last two years, the current owners have converted the attic space, and it has been done brilliantly. Not only is it incredibly well thought out, it adds a huge amount of extra space to the home. Up here you’ll find two further bedroom areas, an additional shower room, a study space, and a really cool snug that works perfectly as a chill-out zone, play space, or hideaway.

Externally, the property sits on a really cracking plot. To the front, there’s plenty of parking, with gates leading down the side to the car port. If you wanted to add a door here, it could easily be converted into a garage, and on top of that, there’s also a fantastic workshop tucked away at the rear.

The workshop benefits from secure access, power and lighting, and could be used for all sorts, whether that’s storage, a hobby space, or somewhere to tinker away.

From the car port, there’s also direct access into the rear garden. The garden itself is arranged over two levels, with a large sun patio straight off the house, perfect for outdoor dining or entertaining. Steps then lead down to a generous lawned area. It’s wonderfully private, fully secure, and an ideal space for families to enjoy
