About this property

    Why buy this home?

If you’re seeking a home that combines modern convenience with the calm of village life, this could be the perfect fit. Featuring two reception rooms and a sizeable kitchen, this property is a blank canvas awaiting your personal touch to make it your own

Every home needs a welcoming entrance hall, and this one certainly delivers. There is ample space for coats and shoes, with doors leading to both reception rooms and stairs that lead to the first floor accommodation.

The living room is a nice size, with French doors opening onto the rear garden and flooding the space with natural light. Its proportions offer excellent flexibility for furniture layout, while the neutral décor provides a blank canvas ready to be styled to suit your own taste. Grey laminate flooring adds a modern finish, and the working open fireplace forms a focal point, bringing a cosy atmosphere to the room.

In addition to the living room the home includes a separate dining room, providing a space for meals with the family or somewhere to gather when hosting friends. Having a dedicated dining space allows for eating in a clutter-free environment, preventing the need to see dirty dishes, food prep messes, or kitchen clutter during a meal.

The kitchen is well designed with plenty of sleek, glossy storage units that provide plenty of room to keep everything organized. Expansive worktop surfaces provide lots of space for meal preparation, allowing multiple people to cook comfortably without feeling cramped. The kitchen comes complete with fitted appliances, including an oven, electric hob, fridge/freezer, washing machine, and dishwasher.

An adjoining area off the kitchen provides versatile space that could easily be adapted as a home office, perfect for those who require a dedicated workspace.

The low-maintenance rear garden is ideal for those who aren’t green-fingered and simply want a space to sit back and enjoy the sun. An artificial lawn leads to a decked seating area, creating a pleasant and practical outdoor space. There is also a large outbuilding, which could be utilised in a variety of ways, although buyers should note that the roof does require some attention.

Upstairs, the property offers three well-proportioned bedrooms and a family bathroom. The main bedroom is positioned at the rear of the property, with the second bedroom to the front and the third benefiting from fitted storage.

The family bathroom is fully tiled and fitted with a curved bath with shower attachment, wash hand basin and WC, along with a heated towel rail.

To the front of the property, there is a gravelled driveway which provides parking for at least two vehicles.

    More about the location...

Pitstone is a village and civil parish in the Aylesbury Vale district of Buckinghamshire, England. It is at the foot of the central range of the Chiltern Hills, centred 6 miles east of Aylesbury and 5 miles south of Leighton Buzzard. It directly adjoins the village of Ivinghoe, and the two villages share some facilities. Tring and Cheddington train stations are both accessible by car in under ten minutes and both offer direct trains into London Euston. If travelling anywhere by vehicle, the M25 is approximately 20 minutes away via the A41 and Milton Keynes, Hemel Hempstead and Aylesbury are also easily reachable by road.

Although Pitstone is a village, it is far from a sleepy one and there is lots going on. The Pitstone Memorial Hall is the heart of the community and holds many social events including – fitness groups, dance groups, Brownies, baby and toddler groups and a film club which shows films on the hall’s big screen. The village itself has a doctor’s surgery, a well-stocked village shop and a choice of takeaways including pizza, Chinese and Indian. In neighbouring Ivinghoe you will find The Rose & Crown, which is believed be Pitstone and Ivinghoe’s longest surviving business and has been a public house since 1699. It serves a selection of guest ales, fresh food made from scratch and offers a takeaway fish and chips service. On the very edge of Ivinghoe just before you enter Pitstone you will find Brookmead School which is a primary school for children aged 4 – 11.

Due to its location in the Chiltern Hills, there are some truly picturesque walks on your doorstep. This includes exploring the stunning Ashridge Park Estate which is full of ancient trees, rolling chalk downlands and lush meadows in an area of outstanding natural beauty. A favourite walk here is from the car park to the Ivinghoe Beacon, this allows you to get a feel for the beauty of the estate and take in the great views from the Beacon at the same time. If you would prefer flatter walks then the Grand Union Canal is just a short distance away where you can take a gentle stroll to Tring to the south or Leighton Buzzard to the north.

If you enjoy watching or participating in local sports then Ivinghoe and Pitstone United Cricket Club play their home matches on the recreation ground in Pitstone.

A Rural Life Museum with many exhibits relating to farming, country life, trades and professions within a 25-mile radius of Pitstone makes for an educational, family day out. It has many interesting exhibits, but the highlight is undoubtedly the wwii military aviation room with a full-size reconstruction of a section of a wartime Avro Lancaster Bomber.

Another day of family fun is provided by Grove Farm which is just on the outskirts of Pitstone. This is a farm covering 80 acres with over 30 different fruits and vegetables and from June through to October enables you to select your produce fresh from the field, in season, at its best!
