Description
Description
Royal Oak House was built in the 1870s and was converted from a public house into a private residence in 2008 and subsequently extended and meticulously renovated by the present owners, creating an extremely attractive period home with elegant Georgian style proportions. The house is heated by a gas fired hot water system, with underfloor heating on the ground floor and in the bathrooms, and radiators serving the first and second floors.
The house is entered through a front door sheltered by a stone columned porch, opening into a generous open plan sitting room with excellent ceiling heights and an antique tiled floor that runs throughout much of the ground floor. A large bay window overlooks the front of the house, while a fireplace provides an attractive focal point to the room. Beyond is a family games room, also with a bay window overlooking the garden, and an adjacent library offering another excellent space for entertaining or quiet relaxation.
A secondary entrance from the courtyard, again covered by a stone columned porch, leads into an impressive hallway with extensive built in cupboards with beautifully carved wooden doors. There is a guest cloakroom in this area and the principal staircase rises from here to the first floor.
The outstanding kitchen is approached through pocket doors and features antique tiled flooring, a substantial central island and a run of base units, all with marble worktops. There is a large breakfast bar with storage beneath, also finished with a marble top. The island incorporates a five ring gas hob by Caple, flanked by a Caple grill and an induction hob. Further storage is provided by a bank of floor to ceiling units which house twin Neff ovens and a built in combination microwave with warming drawer, with a wine fridge below and space for an American style fridge freezer. There are two sinks, one with a double butler sink. Retractable doors open to a covered glass veranda and the terrace beyond.
The open plan dining room enjoys lovely views over the garden, with double height ceilings and ample space for a large dining table seating around twelve people, together with a comfortable built in bench seat with storage beneath. A secondary staircase rises from the kitchen to a mezzanine level, creating an excellent informal seating area, with further stairs continuing up to the first floor.
The utility room is situated off the kitchen and provides space for a washing machine and dryer, together with a good range of floor and wall mounted units. Beyond this is the plant room, which houses the gas boiler, hot water cylinder and water softener.
On the first floor, the landing opens to a childrens playroom, with pocket doors leading onto the mezzanine that overlooks the dining room. There is also a useful linen cupboard in the corridor.
The principal bedroom has lovely views over the garden and countryside beyond, with excellent ceiling height, a ceiling fan for the warmer months and French doors leading out to a large roof terrace, where a spiral staircase descends to the garden. Adjoining is a generous bathroom with twin sinks, a large bath, a WC and a separate wet room style shower, together with a dressing area. Bedroom Two is a large double room with a fireplace, ceiling fan and views over the front of the house. The ensuite shower room is wet room style, with a shower, sink and WC.
Bedroom Three is a generous double room with a dual aspect, overlooking the front of the house and the courtyard. There is excellent ceiling height, together with a ceiling fan and a fireplace.
The family bathroom has a wet room shower, separate bath, sink and WC.
On the second floor there are a further three large double bedrooms set into the eaves, all with lovely views over the surrounding area. The second family bathroom has a large bath with overhead shower, sink, WC and underfloor heating.
Outside
Through the electric gates you arrive in a beautifully cobbled courtyard with landscaped beds and ample parking. The outbuildings are arranged around this space and include a garage and a generous games room with a skittle alley, a characterful reminder of the propertys former life as a village inn.
There is also a bar with a sink, a separate gym and a shower room with shower, basin and WC.
From the walled terrace there are thoughtfully arranged outdoor areas for alfresco cooking, together with a beautiful hand carved antique Baradari pavilion which originates from India, providing a wonderful setting for outdoor dining and entertaining.
The heated swimming pool has an electric safety cover. The adjoining changing room is close by and includes a wet room style shower, basin and WC, with a separate plant room housing the pool filtration system and bo
Location
Royal Oak House is set in the attractive village of Motcombe, just outside Shaftesbury, in the North Dorset countryside. The village lies on the edge of the Blackmore Vale and beneath the hills that lead up to Cranborne Chase, so the surrounding landscape is one of rolling fields, wooded slopes and quiet lanes, ideal for walking, riding and cycling.
Motcombe has a strong sense of community and a good range of everyday amenities, including an award winning community run village shop with a post office, a popular pub with rooms available, St Mary’s Church, a primary school, village hall and sports facilities. Nearby Shaftesbury and Gillingham provide a wider selection of services, with supermarkets including Waitrose, Asda, Aldi, Lidl and Tesco, together with independent shops, cafes, restaurants, medical and community facilities.
The area offers an excellent choice of schools. Motcombe Church of England Primary School serves the village, while Shaftesbury School and Gillingham School are well regarded state secondary options. Independent schools nearby include Port Regis at Motcombe Park, Clayesmore at Iwerne Minster, Bryanston at Blandford Forum and Sandroyd, together with further choices in the wider Dorset and Wiltshire area.
Transport connections are very good. Gillingham station, about four miles away, provides a direct service to London Waterloo in around two hours, as well as services to Salisbury and Exeter. The A350 at Shaftesbury links south to Blandford Forum and Poole and north to Warminster and the M4 corridor, while the A303 to the north offers a convenient route towards London and the West Country.
