Sometimes words just do not do a property justice, this will be the case for this home. This is a real showstopper and combines location and house in the perfect parcel for any buyer.

I have the unenviable task of trying to do this home justice and provide a description worthy of this building. Credit where credit is due, this home is a reflection of the current owners who have created something truly breath-taking. It is worth mentioning early though, this isn't just all glitter - they have done a lot of the heavy lifting for you such as the new boiler with 12 year warranty, new mains electric board, new roof surface on the dormer and opening up the living space but they've also created a high end finish throughout that blends the modern and original seamlessly. It would be easier to list what they haven't done because we're talking about new kitchen, new bathroom, landscaping, built-in wardrobes and more. What this means for you though is that you're buying a real turn key property, all you have to worry about is where you are hanging your photos.

Sale Moor has always been popular with families but as the village changes more buyers are flocking to the area. With schools such as St Anne's CofE School, Lime Tree Academy, Worthington Primary School and Holy Family Primary School all within half a mile you'll have the catchment area that dreams are made of. You've also got Sale Grammar School just around the corner. Also working off that half mile radius you are walking distance to the Metrolink and obviously have Sale Moor village on your doorstep. The village has seen new arrivals like Fibbers Magee, Porta 134 and Sale Moon change the high street however there is still that small village feel with several successful independents like the Taylors of Sale butchers, Stellina d'Oro jewellers and of course the pubs! You're also only a short walk from Sale and Stanley Square as well as a taxi ride away from Didsbury, Chorlton or Manchester City Centre for an evening out but if you're thinking of commuting you've got several major bus routes and the motorway network to complement the Metrolink. If exploring green spaces is more your thing you've got easy access to the River Mersey for a walk down to the Riverside Café, you've got Walkden Gardens, Worthington Park and Sale Water Park to spend time walking around and enjoying as well. Moor Nook is also on the doorstep which provides that beautiful mix of space for dog walkers, events like the recent apple festival and areas for sport too. Sale Moor does feel like the commuter's dream location given the easy access to commuter hubs like Media City, Manchester City Centre, Manchester Airport, the universities, hospitals and many, many more. This is a proper community and residents of Sale Moor are proud of their village, you're going to find your tribe here.

Back to the house though, the splendour starts from the outside and already offers opportunities and versatility. The home is set back from the road with a low maintenance walled garden to the front, the standout feature of this has to be the quaint blossom tree that provides a beautiful splash of colour. But it doesn't have to stay like this, if you would rather have a driveway like some of the neighbours you could easily install one however the vendors generally don't have an issue parking on the street. Alternatively I could imagine sipping a morning brew in this spot with the east facing frontage.

Heading inside, things continue to impress with the practical and stylish hallway providing plenty of space for coats and shoes alongside the exquisite tiled flooring that feels like it's been taken straight out of a high end hotel lobby!

The living space downstairs has been opened up by the vendor which feels like the right decision as the downstairs is flooded with natural light at all times of the day. The exposed wood flooring with the high ceilings provide the period charm that buyers crave but you're safe in the knowledge no expense has been spared to ensure that this home is ready for you. The reception rooms both have the chimney breasts in place and have the traditional layout with the living room to the front with the large bay window and the dining room with a six seat table but you could potentially fit an eight seat dining table. It's worth noting that there is still plenty of space for the kids to play too!

Finishing off the ground floor is the stylish kitchen which again blends sympathetically with the age of the property. This is an incredibly well thought out space with integrated white goods and even a hidden cupboard to conceal those unsightly appliances like the coffee machine and toaster! The kitchen has potentially the best view in the house though with views over the secret garden to the rear.

Up on the first floor the house is larger than you would expect. Yes, we've got the double bedrooms but we've also got that hotel finish bathroom which may end up being my favourite room in the entire house! This isn't a pokey bathroom, this is a proper bathroom with walk in shower featuring a crittall shower screen, top mounted sink with brass taps and luxurious freestanding bath all wrapped up with the modern tiling. Back to the bedrooms, the master bedroom would not look out of place in the Four Seasons or Hilton! With custom build his and hers wardrobes storage won't be an issue and you're blessed with two large windows providing plenty of natural light again. The second bedroom is currently set up as a child's bedroom but is a great sized double bedroom or potentially the largest home office you could ask for, ideal for those working from home.

Up one more floor and you'll find the loft conversion, this is a double bedroom that screams teenager suite to me! Design and functionality go hand in hand again with a huge window with views over the garden and a sky light, a quaint reading nook on the box over the stairs, space for Dad's desk, a double bed, eaves storage and even space for a small table to colour in! This space is larger than you would expect and means this house offers so much more space than a traditional semi detached property locally.

All the way back downstairs there is scope for even more development. The cellar is currently unconverted but definitely not unusable - there is space for bikes, washing machines, Christmas decorations and more but this could be the home office, gym, guest bedroom, cinema room, gaming room, additional WC or shower room, utility room, even a bedroom for granny or whatever else you can dream up!

This home is versatile and regardless of you being a first time buyer, downsizer, family or commuter there is something for everyone here.

By this point you'll have heard me mention the secret garden (so it's not so secret anymore) but this is the antithesis of what you expect when it comes to a terraced garden. It has a bit of everything for all the family - patio for the parents, shed for dad, space for a playhouse for the kids, lawns for a kick about, borders and shrubs for mum and with it's westerly facing aspect the garden will be waiting for you bathed in sunshine when you get home from work. There is one negative though - with a garden like this you will be on hosting duties for the foreseeable future so get that BBQ ready!

This is a lot of home, this is something special, this is an opportunity not to be missed. If you are ready pick up the phone and quote GY0737 - Gareth Yates to book your viewing.
