Thoughtfully designed, the home offers spacious bedrooms, including a standout principal suite featuring a classically styled en-suite with a walk-in shower and an elegant roll-top bath resting on decorative feet. Ideal for families or those in search of a peaceful countryside escape, the property provides both comfort and charm in equal measure.

At the heart of the home lies a striking vaulted reception space, seamlessly combining an open-plan kitchen, complete with a four-oven Aga, with generous dining and living areas. This impressive room is full of warmth and personality, perfectly suited for everyday living or hosting friends and family. The current owners have carefully reimagined this traditional Norfolk barn, retaining its original rustic appeal while introducing contemporary features to create a home that feels both timeless and inviting.

Our history:

We started converting the barn in March 2014 with the aim to find the best local craftsmen we could, who would put their expertise and heart into turning a derelict agricultural building into a lovely home.

Previously known as Boundary Farm Barn, the Threshing Barn dates from the early 1800’s and is thought to have been part of Felbrigg Hall. The barn and outbuildings have been used as a dairy for Guernsey cows and the repair of tractors in the past.

Hempcrete – A breathable, self-insulating and carbon negative material ideal for use on walls or to increase insulation for existing walls. Finished in Lime with Chalk, it has its own unique colour named as ‘Felbrigg’.

The ethos of the build:

A key highlight of this eco-friendly conversion is its commitment to sustainability. The property is equipped with 24 solar panels, significantly improving energy efficiency, alongside a biomass boiler that provides reliable heating while producing far lower carbon emissions than traditional fossil fuels. It also benefits from a sewage treatment plant and a rainwater harvester system.

This exceptional home presents a rare chance to enjoy the best of semi-rural living while still benefiting from modern comforts, with easy access to the coast and a wide range of local amenities. Properties of this calibre are seldom available and must be viewed to be fully appreciated. From the moment you step inside, the quality of craftsmanship and attention to detail are immediately apparent, perfectly complemented by the attractive setting and well-maintained grounds. To fully appreciate all this impressive home has to offer, contact Millers today to arrange a viewing.

Felbrigg Village and area:

Felbrigg is a highly regarded and picturesque village in North Norfolk, celebrated for its unspoilt countryside setting, rich heritage, and strong sense of community. Located approximately two miles south-west of the vibrant coastal town of Cromer, the village offers the perfect balance of rural tranquillity and easy access to seaside amenities. At its heart lies the renowned Felbrigg Hall, a magnificent 17th-century country house now cared for by the National Trust, set within expansive landscaped grounds and rolling parkland. The surrounding Felbrigg Woods, designated as a Site of Special Scientific Interest, provide miles of scenic walking routes through ancient woodland, offering an abundance of wildlife and seasonal colour. The village itself is also home to the historic St Margaret’s Church, adding to the timeless character and charm that defines Felbrigg.

Despite its peaceful setting, Felbrigg is exceptionally well positioned for modern living. The nearby village of Roughton offers everyday conveniences, including a village shop, fuel station, public house, farm shop and a popular fish and chip shop, while Cromer provides a wider range of amenities, such as supermarkets, independent boutiques, cafés, restaurants, a cinema and the iconic Victorian pier with its Pavilion Theatre. The area is well connected by road and rail, making it ideal for both permanent residents and those seeking a second home or countryside retreat. With its combination of natural beauty, historical significance and proximity to the North Norfolk coast, Felbrigg remains one of the area’s most desirable village locations, appealing to buyers looking for a refined yet relaxed lifestyle.
