EPC rating B.
Built approx. 10 years ago, Monument View offers a balance of character from the Blue Lias stone with all the benefits of modern living. Maintained to a high standard by the current owners, the property has been upgraded to include replacement double glazing units and doors, air-source heating, new fencing, garden improvements and solar panels with battery storage.
A door to the front of the property opens into a light, airy and welcoming central hall, which incorporates the staircase to the first-floor accommodation and a storage cupboard beneath.
To the left of the hall is the kitchen/dining room, which is an excellent size and has been tastefully fitted with a range of contemporary floor and wall units with solid wood work surfaces. In addition, the kitchen includes a large island with contrasting granite top and breakfast bar, as well as a further double cupboard in one corner. Integrated within the kitchen is a fridge/freezer and a dishwasher, plus an electric Rangemaster cooker is included within the sale. Adjoining the kitchen is a useful utility room, with a further sink unit and space for both a washing machine and a tumble dryer. There is external access from the utility room to the side of the property and an inner door through to a separate WC, with wash hand basin. The sitting room is generous and bright, benefiting from a dual aspect and a set of double glazed sliding doors to the patio seating area at the side. This comfortable reception room offers a central fireplace with an inset wood burning stove, providing a delightful focal point. The hall then continues to give access to a dining room, which could be utilised as a fifth bedroom or a home office if required. There are two bedrooms located on the ground floor, both of which are superb double rooms and one with a modern en-suite shower room. Completing the accommodation downstairs is a smartly presented family bathroom fitted with a traditional-style white suite comprising a panelled bath, a pedestal wash hand basin and a low-level WC.
The ground floor is served by underfloor heating from the air-source heat pump, with rooms individually controlled. The heating on the first floor is via radiators.
Upstairs, a landing with skylight window leads to two further double bedrooms, both of which have the advantage of en-suite facilities and fitted wardrobes, with access to extra roof storage within the eaves. The principal en-suite is very spacious, comprising a walk-in shower, a freestanding roll-top bath, a low-level WC, a pedestal wash hand basin and a heated towel rail.
Outside
The property is accessed via double gates, which open to a stone chipped driveway providing ample off-road parking. An additional parking space can be found under a carport to one side of the detached garage. The front of the property is enclosed with fencing and established hedging offering good privacy.
The detached garage is also faced in Blue Lias stone and is a superb size (20’7’’ x 13’11’’). There is an electric door to the front, loft storage space, light, power and a personal door to the side, opening to the carport. The aforementioned eight solar panels are located on the garage roof, with two batteries inside the garage (12kWh). Furthermore, for those with an electric vehicle, there is a Zappi charging point available. The gardens are fully enclosed and predominantly laid to lawn with pretty planted beds and mature shrubs. There is gated access to both sides, one of which has been laid to patio, providing an ideal space for outdoor seating and dining. In addition, there are various outside lights, an outside tap and a wood store.
Compton Dundon is an attractive village lying in one of the most picturesque parts of Somerset. It offers a range of facilities for the community, including a church, cricket pitch, village hall and a superb pub. Set in a beautiful area, there are many footpaths giving access to wonderful countryside walks. The market town of Somerton is approximately three miles south with Street, equally situated three miles to the north. The A303 is to the south, and Bath, Bristol and Yeovil are all within reasonable commuting distance. The mainline station at Castle Cary provides a direct service to London Paddington. There are good state and private schools nearby, with Millfield School at Street and Hazlegrove School at Sparkford both being very accessible.
