    The Estate

    An area well-known for its exceptional modernist architecture, the Dulwich Estate occupies approximately 1,500 acres and includes numerous private roads managed by the estate. It is noted for its concentration of outstanding 1950s and 1960s design, much of it by Austin Vernon & Partners. The mix of houses and thoughtful landscaping makes for an appealing and unique place to live.

    The Tour

    A short flight of steps ascends to a sunshine-yellow front door with strips of glass panelling. On entry, a welcoming entrance hall with original parquet flooring leads to an expansive open-plan kitchen, sitting and dining area.

    Light pours into the space through a wall of full-height glazing. Smart track lighting provides further illumination, and bespoke ply banquette seating curves around the wall in the dining area. Ply cabinetry provides plenty of storage space in the kitchen. Appliances include a wall oven and an alcove for a large fridge-freezer. A peaceful snug is naturally lit from an overhead skylight with a glass block partition at one end; a separate utility room lies beyond.

    From the entrance hall, a staircase with striped carpet and a glass balustrade ascends to the first floor. At the rear, the bright principal bedroom has a pretty pink en suite bathroom, with glass block punctuating one wall. There is also an additional bedroom and a large bathroom on this floor. A third bedroom is on the top floor; it has built-in storage and a window seat that overlooks the garden.

    Outdoor Space

    A generous south-facing garden extends at the rear of the house. A patio area is perfect for outdoor dining, while a set of timber steps ascends to the lawn. Raised beds are filled with orange dream acer, fruiting blackberry and ceanothus concha, while mature hedging and climbing jasmine enhances privacy.

    The house has a private parking space, as well as a garage around the corner. It also has access, via a key, to shared, resident-only woodland.

    The Area

    London Road is a short bus ride away from the shops and restaurants of Dulwich Village and East Dulwich, while the open spaces of Sydenham Woods and Dulwich Park are both within a 15-minute walk of the house. Peckham Rye Park and Crystal Palace Park are only slightly further afield. Forest Hill's thriving high street is close at hand; we've written about the area in greater depth in our residents' guide.

    Local highlights include Bona and Pantry, while St David serves excellent coffee. The Horniman Museum and Gardens is just across the road, with a vast collection of anthropology and musical instruments, as well as an acclaimed aquarium, a butterfly house and a natural history collection. It’s a popular spot for all ages, and has a child-friendly café, as well as a farmers’ market every Sunday morning.

    Horniman and Fairlawn Primaries are well-regarded schools in the area, along with Forest Hill School for Boys, Sydenham School for Girls and Kingsdale Foundation School.

    Forest Hill station is an eight-minute walk away, with regular Southern services to London Bridge in less than 20 minutes. The station is also served by the London Overground (Windrush line).
