Guide Price £425,000 to £450,000

Beautifully presented two-bedroom flat set within a secure, purpose-built, modern building.

The west-facing reception room is one of the main draws to the property.

Due to there being no properties or buildings directly opposite, it allows views of Paignton Park and lets a lot of natural light into the room.

There is also ample space for a dining table, making it ideal for relaxing, entertaining, and for young families, and it can double as a desk for those working from home.

The separate modern kitchen is a great addition to the property, with all your everyday mod cons and offers the option for bistro-style dining.

Both bedrooms are at the back of the property benfiting from the quiet aspect.

They are good-sized double bedrooms and almost the same size, making it ideal for those looking to share.

There is a separation between the two bedrooms via the large family bathroom, which also adds to the enjoyment of living in the property.

The bathroom has a full-length bath and a large window for ventilation.

In the hallway, there is space for shoes and then the three storage cupboards for jackets and your larger personal items.

The building also benefits from a secure area for your bikes.

The property is in excellent condition and well-proportioned throughout.

Owner’s Comments;

Our favourite things about the flat are the size and layout, the location, and the views from the property.

We absolutely love the light and space in this flat, especially when we initially moved in the two of us.

The living room is bright, perfect for relaxing after a day's work or to invite friends over for dinner.

Kitchen views are lovely too, and the bedrooms stay nice and quiet thanks to the gated parking outside.

The building is brilliantly soundproof: Ever since we had our baby, the neighbours never heard a thing!

Super private and peaceful.

Plus, our WhatsApp group with neighbours is perfect when you need to use the parking, deliveries or borrow sugar, everyone's friendly and helpful.

N15's green heaven: Park right outside, reservoir 10 mins away, canal 15 mins the other way.

Probably our favourite things to do in the area are to go to those little South American restaurants/cantine: Hearty home-cooked lunches for peanuts, total gem

Location;

A vibrant area neighbouring South Tottenham, Stoke Newington and Manor House offers an array of independent shops, restaurants and pubs with an ever-changing local high street, making it a great place to live.

The property is located between Woodberry and Walthamstow Wetlands, which both offer various activities from Rock Climbing at the Castle Climbing Centre, Sailing and outdoor swimming.

Then there is the choice of local parks, Paignton, which is opposite and then the other highlights include Clissold, Downhills and Finsbury Park.

Transport Links;

Spoilt for choice, depending on where you need to travel to and the time of day.

Seven Sisters Station is the nearest underground station on the Victoria Line and is less than 10 minutes walk.

3 stops to Kings Cross and 6 stops to Oxford Circus, and runs 24 hours on Friday and Saturday.

South Tottenham Overground Station is only a 8 minute walk, bringing you east to Walthamstow or West to Hampstead Heath.

Alternatively, Stamford Hill Overground Station, also a short walk away, offers a quick route to Liverpool Street.

Ideal for first-time buyers, young families and sharers alike.

An early viewing is highly recommended.
