Five-Bedroom Family Home | 2,436 sq ft | Rare 0.2-Acre Plot | Haymoor, Letchworth
Haymoor, Letchworth
This beautifully modernised 1940s semi sits on an unusually wide and secluded plot of approx. 0.2 acres on the edge of Letchworth. The property is perfect for a family, with over 2,400 sq ft spread over three storeys, open-plan living, separate spaces, a private downstairs suite, outstanding outdoor areas, and a rare balance of privacy and walk-to-town convenience.
The Property
26 Haymoor was built over 80 years ago, and while evidence of the 1940s remains – in panelled doors and picture rails – today it’s very much a 21st-century home.
When the current owners bought the house in 2019, they soon reconfigured the layout to better suit modern life, expanding the dining area to seat more people, sectioning off the lounge to provide separation, and adding a cloakroom for convenience. They also replaced the boiler and the hot water tank in 2022.
The property has been extended to both the rear and side, including the addition of a self-contained ground-floor bedroom suite, with doors opening directly onto the garden. The adjoining contemporary wet room includes a generous storage cupboard that could also serve as a discreet utility space. This private area is well suited as a guest suite, for multi-generational living, or as a large home office.
The biggest appeal for a family is likely the open-plan living space. This is the heart of the home, combining kitchen, dining and snug/play areas, and with bi-folds onto the terrace. The kitchen is fitted with ample storage and surfacing, the sink has a boiling water tap, and there are gaps for appliances such as a wide fridge/freezer and a range oven.
Separate from the open-plan space is the lounge, at the front of the house. The south-facing bow window is not only a beautiful feature, but draws in lovely natural light. There’s also plenty of storage along one side of the room. The level of storage throughout the home is a real benefit for a family, such as fitted shelving and built-in cupboards, and room for wardrobes in the bedrooms.
There are five bedrooms here: The one on the ground floor, three on the first, and one on the second floor from a loft conversion. Four of the bedrooms are doubles, and the smallest is a good-sized single, ideal as a nursery – with an animal wall mural already. The primary bedroom has a bow window, making the room especially bright.
The upstairs bedrooms share the family bathroom. Both the bathroom and the cloakroom are contemporary in design, with white suites and blue patterned details.
The Plot
The property sits on an approx. 0.2-acre plot, tucked into the corner of Haymoor. The rear garden is substantial, with a wide footprint you wouldn’t expect from the front. The owners have landscaped at the back of the house to create large seating areas, partly under a pergola for shelter and shade, and with lighting and electrical points for entertaining outside. Also in the garden is a versatile summerhouse of approx. 269 sq ft, with power and lighting installed. This works equally well as a home office, studio or gym, offering valuable separation from the main house.
This is a garden for growing your own. Alongside flowers and shrubs, there’s the option for vegetable plots in the top corner, plus space for sheds and a greenhouse. The owners have made juice from apples off the tree, and the garden was once home to beehives.
To the front is a multi-car driveway, leading to the double garage. The garage has an inspection pit for the mechanically minded, and of course loads of storage for a family.
The Position
Haymoor is a family-friendly street with a traditional feel, where children play outside together and neighbours look out for each other. The cherry trees that line the road bloom pink in spring, woodland is just 300m from the front door, and opposite that is a footpath leading to Pix Brook and open fields.
Norton Common is also on the doorstep. This 25-hectare nature reserve has play areas and sports facilities, as well as the lido in summer and an ice rink in winter. Standalone Farm in the other direction offers fun and fresh air too, and there are many more family days out in the local area.
Letchworth’s town centre and mainline station are about a mile from Haymoor, so easily reached on foot or by bike. Rail services from Letchworth into London take as little as 29 minutes, and you can be in Cambridge in 26 minutes. If you commute by car, the A1 runs to the east of Letchworth.
Letchworth is the first Garden City, laid out in open spaces and with lots of greenery. The streets are stocked with shops, amenities, cafés, pubs and restaurants, and the town presents entertainment, activities and events for all ages and interests.
Schooling here includes Wilbury Junior and Fearnhill School closest to the address, with independent education at St Francis’ and St Christopher schools on the other side of town.
