About this property

    This home is one of the Merchant Taylors' Almshouses, a series of Grade ii-listed buildings in Blackheath, south-east London. One of the largest one-bedroom homes in the gated development, it is also among the most centrally positioned, overlooking shared grounds to the south. The shops, restaurants and bars of both Blackheath and Hither Green are a short walk away.

    Setting the Scene

    The development was completed in 1826 and served as homes for the local community. The Merchant Taylors' company began as an association of tailors, but by the end of the 17th century had transitioned into a philanthropic and social organisation.

    The almshouses were designed by William Jupp the younger, who was the architect and surveyor to the Company. In 2019, the buildings were thoughtfully renovated: Original Victorian features, including fireplaces and timber wall panelling, were retained, while thoughtful contemporary flourishes were added.

    The Grand Tour

    An olive-green double door flanked by stone pilasters forms the shared entrance to the building. Entry is to a light-filled sitting room with a picture rail, engineered oak flooring and a tiled fireplace alcove with an original mantlepiece. A cast-iron radiator rests beneath a crittall window with views towards the communal gardens. Opposite is a timber-lined wall, painted 'Old White' by Farrow & Ball.

    In the kitchen, a wide casement window looks out onto the private courtyard beyond. Quartz work surfaces complement white cabinetry, and appliances include an integrated fridge-freezer, a dishwasher and a Bosch oven with electric hob, while there is underfloor heating beneath.

    A central hall with two storage cupboards is drenched in a warm terracotta tone. A staircase ascends to the first floor, wrapped in a sisal-look carpet from The Unnatural Flooring Company.

    Here, a generous double bedroom has two bespoke fitted wardrobes. The walls and ceiling have been painted in 'Light Blue' by Farrow & Ball. A contemporary bathroom is decorated with white tiles and smart black fittings, and has underfloor heating.

    The Great Outdoors

    There is a peaceful courtyard garden at the rear of the house, with original pavers and plenty of space for outdoor dining. A large brick coal shed is handy for storage.

    Residents of the almshouses also have access to well-maintained communal gardens. This home has use of a dedicated off-street parking space behind an electric gate.

    Out and About

    The building is close to several green spaces. Manor House Gardens is a five-minute walk away, and runs alongside part of the River Quaggy. Slightly further afield is the restorative greenery of Blackheath, along with its village-like centre, which we’ve written about in our Journal. Delightful Greenwich, with its manifold offerings, lies just beyond: The Old Royal Naval College is a highlight here.

    Sapore Vero pizzeria, Café Green and Arlo and Moe are all excellent spots near this home. Shop and deli Found Hope is a short walk away on Hither Green Lane. The Dacre Arms is a favourite local, family-run pub which lies a five-minute walk from the house.

    Hither Green station is under 15 minutes' walk away and runs services to London Bridge (approx. 14 minutes), Cannon Street (18) and Waterloo East (20. Blackheath station is the same distance on foot. There are also plenty of bus routes locally.
