The site was granted permission at appeal for the outline application with all matters reserved except access for the demolition of building and erection of one dwelling on 5th November 2025. The planning reference at Uttlesford District Council is utt/23/2200/op and appeal reference app/C1570/W/24/3353789.
Given the consent is an outline consent, the principle of a new dwelling on the site has been secured, however a purchaser will have the freedom to design the future house to their liking. The style, layout, size and form of the dwelling would be determined by the purchaser via submitting a Reserved Matters application.
Given the size of the plot, it is anticipated that it could accommodate a generously sized dwelling extending in the region of 200 to 250 sqm (sufficient for a five-bedroom dwelling).
