Brickworks say

Set on the green expanse of Hawley Square, this Georgian-style townhouse is a Margate Old Town jewel - handsome, generous and entirely comfortable in its own skin. The current owners have decorated with a careful, confident hand, celebrating the house’s heritage while shaping spaces that work beautifully for modern life. Light has clearly been a priority: It filters into a skylit snug, spills into the bedrooms, and shifts gently across textured surfaces; panelling, painted brick, warm wood grains and stone. The result is a home that feels layered, tactile and grounded.

Unfolding over four floors, there’s room here to gather and to retreat. Intelligent built-in storage is threaded throughout, doing its job without shouting about it. Downstairs, a log-burner divides the dining space from the kitchen, making the lower level a natural hub for long dinners and slow weekends. Elsewhere, rooms feel calm, considered and deeply liveable.

Step outside and you’re in the thick of Margate’s creative scene. The beach, Turner Contemporary, Old Town shops and cafés, Cliftonville, and the station are all an easy stroll away, while Carl Freedman Gallery and Tracey Emin’s studio sit just behind - an inspiring backdrop to daily life.
The owners say

When we first arrived in Margate, we were struck by how the town effortlessly blends seaside charm with a lively spirit. There’s something magical about strolling along the golden sands at sunrise, or wandering through the streets of the Old Town and discovering little shops and hidden corners.

We fell in love with Margate’s creative energy. From the Turner Contemporary to the vibrant street art and independent galleries, inspiration seems to be everywhere. There’s always a festival, exhibition, or local event happening, and the town draws artists and dreamers from all over. It’s impossible not to feel inspired here - whether you’re exploring the galleries or simply sitting in a café soaking up the atmosphere.

What makes Margate really special, though, is the people. It’s a friendly, tight-knit community where neighbours look out for each other and there’s always a sense of connection. Local events, markets, and community projects make it feel alive and welcoming. Living here has given us the perfect balance - peaceful mornings by the sea, creative energy during the day, and a warm, connected community that really feels like home.
Points to consider

Energy Performance Certificate (EPC):
Current Energy Rating D
Potential Energy Rating B

Council Tax:
Band B in the borough of Thanet.
£1,657.88 in 2025/26

Utilities:
Current monthly costs are approx:
Electricity £128
Gas £128
Water £75
These figures naturally change seasonally.

Recent work:
The current owners oversaw a full renovation of the lower level, including the installation of a new kitchen. They also added a bathroom to the top floor and renovated the second-floor bedroom to include an en-suite. All the original windows have been considerately repaired, and the entire house has been fully redecorated to a very high standard. Outside, new paving was added to the rear yard.

Getting around:
It’s a 10-15 minute walk to Margate station, which offers direct services to London and Kent. London St Pancras can be reached in 1h 25m using Southeastern’s high-speed service, and both London Victoria and Cannon Street are directly accessible. Regular services head into Canterbury, Ramsgate, and other coastal towns.

Schools:
You’re not far from one of Margate’s most reputable nursery settings; rooted in Montessori principles, Cocoon nurtures independence, resilience, and a lifelong love of learning. When it comes to primary education, Holy Trinity and St John's Church is a stone’s throw away, or Garlinge Primary is a popular choice. Secondary school options locally are largely shaped by the Kent Test, which determines eligibility for the area’s grammar schools alongside non-selective alternatives.

Onward plans:
The current owners have relocated to Mexico and are able to sell chain-free.

Anything else:
One of the great pleasures of living here is the food scene. Mornings can begin in cosy coffee spots, brunch unfolds in the quirky cafés of the Old Town, and evenings often revolve around freshly caught seafood in one of the local restaurants. There’s a wonderful mix of independent shops, markets, and eateries that make each weekend feel like a small adventure. Margate truly offers something to delight every taste.
