Description
Coln Waters is part of the Lakes by Yoo development between the small market towns of Lechlade and Fairford, set within 110 acres including four unspoilt freshwater lakes, ancient woodland and beautiful meadows. This property occupies an enviable position along the banks of Longdoles Lake, with a terrace built partly over the water to provide magnificent, far-reaching views and ample space for outdoor entertaining. The house is ideal for family gatherings, arranged over three floors, with four good-size bedrooms, a sizeable open-plan living space and plenty to see and do on site. A particular highlight is the expansive second floor games room / principal bedroom with views of the lake. The internal décor is presented to a very high standard and features a variety of premium additions. There is underfloor heating on the ground floor of the house and security additions include a modern alarm system and private security provided by the entrance gatehouse.

The substantial home offers more than 3400 sq ft of space, with a wonderfully open and flowing layout suffused with natural light. An entrance hall with built-in storage leads to the spacious kitchen/dining/sitting room, where full-length glazing runs along the entire elevation, overlooking the lake. The room is thoughtfully arranged into distinct living zones, including a cosy seating area centred around a striking stone-clad fireplace, with a gas fire. The dining area is complemented by a sleek, contemporary kitchen with an island and a range of premium integrated appliances, including an induction hob and wine fridge. Sliding doors open onto the lakeside terrace, extending the living space seamlessly during the warmer months. A door leads to a further lakeside snug room. A separate utility room provides space for laundry machines and additional storage, and is situated next to a downstairs WC/shower room. On the first floor, all bedrooms are arranged around a main landing, with exceptional views of the lake. They are all double in size and feature built-in wardrobes. The principal bedroom benefits from a stunning en suite bathroom with walk-in shower and freestanding bath. The remaining three bedrooms are served by a modern family bathroom and a further shower room. The second-floor games room offers an additional versatile, entertaining space and is served by a WC/shower room.

Outside
Occupying a peaceful lakeside spot, mature trees to the front make this home feel exceptionally private, featuring an area laid to lawn and driveway parking. To the rear and side of the property, a large south-facing waterside deck provides an additional outdoor living and dining area, and a further two second-floor balconies are accessible from the games room.
