Description
Church House is one of the finest period houses overlooking the central green in this picturesque North Yorkshire village. Constructed from brick under a traditional pantile roof, and listed Grade II on account of its architectural qualities and significance, the property is arranged over three floors and incorporates an older brick outbuilding to the rear.

The accommodation has been lovingly maintained and tastefully restored by successive owners, helping to retain immense character and numerous eye catching period features. The ground floor benefits from several flexible and nicely proportioned reception rooms, all with wonderful views across the village green, the well equipped kitchen orientating to the rear courtyard and garden. Completing the picture are a well placed study, a utility, cloakroom and cellar.

A fine staircase leads up one flight to the first floor front and rear landings, which open to three double bedrooms, two with feature fireplaces, window seats and recessed wardrobes. Complementing these are two bathrooms and an extra dressing room/nursery. A second staircase leads up to the second floor where there are two further bedrooms with exposed timber beams and purlins, the fifth bedroom having a recently fitted en-suite shower room.

Outside
To the west of the house is an attractive range of traditional brick outbuildings, comprising several stores with a loft room above, which has potential for a number of uses, currently a games room. Adjoining this is a double garage.

A gated gravel driveway leads to the south side of the house to a gravelled parking and turning area to the rear and in front of the double garage.

To the south and west of this, separated by a low brick wall, are the formal gardens which extend to around 0.5 acre. A central lawn is interspersed with well stocked curved flower beds, pergola features and meandering stone pathways. There is an orchard, numerous specimen trees and a fruit garden. Completing the picture are a greenhouse and timber summer house.

Location
Church House enjoys a prime position overlooking the village green, with its eye catching May pole, duck pond and church in the distance. The village has a recently refurbished gastro pub, The Alice Hawthorne, and a primary school incorporating a nursery.

The village is remarkably peaceful and picturesque being at the end of a no through road, but despite that it is very well placed for access to the regions towns and cities. York and Harrogate are accessed via the A59, which in turn crosses the A1(M) which provides a direct route to Leeds in the South. There is also a railway station in the neighbouring village of Kirk Hammerton (3 miles), linking to Harrogate, Leeds and York, which has regular services to London Kings Cross, some in less than two hours. Leeds International Airport is around 20 miles away.

The area has a very good selection of secondary schools, including Queen Ethelburgas's, Cundalll Manor, St. Peter's, Bootham annd The Mount in York and Ashfield College in Harrogate. There are numerous sporting and leisure facilities within a short drive, including numerous golf courses surrounding York and Harrogate, Racing at Wetherby, Ripon and York, Sailing at Farnham and leisure centres in Knaresborough, Harrogate and York.
