A rare coastal opportunity
Description
Along a coastline where property has evolved for the past few decades, it is now increasingly rare to find a house, in a coastal village, primed for renovation. The next custodian will be able to create something bespoke to them without the need to undo any work previously done – it is a great example of a blank canvas.
Set on a plot of just over a quarter of an acre, the house has a handsome façade of attractive brick and flint, with Victorian sash windows. It makes for a charming welcome and it would be lovely to think that any future development will retain the traditional front which has been part of Staithe Lane for so many years. The back of the house was extended latterly.
The internal layout reflect the changes of age of the house. The front of the house hosts the larger rooms, with good ceiling heights and light through the large sash windows. A sitting room with fireplace is open plan into the kitchen extension, with access out to the gardens. A further reception room, bathroom, and utility room complete the ground floor. Central stairs lead up to two fine bedrooms in the original house, again with the ceiling height and fireplaces one would expect in a house of this vintage. The latter extension created a first floor bathroom.
Marsh Gate Cottage is crucially to the north of the main village throughfare, resulting in a quiet setting that allows for easy access to the coastline, you simply turn right from the driveway and within a few minutes walk you reach the Norfolk coastal path, and Thornham Old Harbour with its secluded beach.
The gardens to the house provide a parking and turning area to the front, and then stretch away from the house at the back. It is a generous plot, which once cleared will provide a wonderful area to landscape to personal requirements.
Both the gardens and particularly the house are in need of renovation. There has been water ingress within the house from a leak in the single storey roof, and has otherwise been sat empty for a while. It is therefore important that buyers are prepared to take on a project of this type, which will likely require planning applications to be made, and significant building work.
Location
Thornham, on the famous Norfolk coastline, is a thriving village providing almost all the attributes of a coastal lifestyle. Firstly, the marshes, dunes and beaches are on your doorstep, as is direct access to the coastal path that leads you along the coastline. This coast is good for the soul, whether enjoying the peace of the surroundings, the beauty, or simply observing the wildlife whether rare or regularly seen. It has its own atmosphere. There are plenty of locations from which to sail from and appreciate it all from a different perspective.
One of the key reasons to Thornham’s popularity is what it provides on a day to day basis. At the heart of it all is the Thornham Deli, with it’s restaurant, deli counter, barista coffee, and lifestyle shop. There are three excellent public houses, The Lifeboat, The Orange Tree and The Chequers all of which are well regarded, and within the village are a cricket pitch, village tennis court and children’s play area.
On the edge of the village is Drove Orchards hosting a farm shop, Gurneys fish shop, the famous Erics fish & chips and Pizza, tapas bar, The Old Stores microbakery and coffee shop, art gallery, antiques, and East coast Gelato. It is a real hive of activity to enjoy.
This stretch of coastline is renowned for its superb sailing at Brancaster Staithe, bird watching at all points, golf at Royal West Norfolk at Brancaster and a course at Old Hunstanton. There is a plethora of restaurants and gastro pubs locally. Burnham Market is 7 miles from the house, with an array of boutique independent shops, bakery, butchers, fishmongers and restaurants including Socius and Number 29.
The local and historic market town of Kings Lynn is about 18 miles, with main line rail service to London Kings Cross.
