*** Vendors comments *** " Brecon Close isn't just a house; it's been my home for over forty years. I moved here in 1982 and these walls have held a lifetime of laughter, family and quiet Sunday afternoons. I am only selling now because it is time for me to downsize, but i'm handing over the keys to a place that has been an absolute sanctuary. It's ready for its next chapter, and I hope it becomes someone else's happy place too.

Let me tell you what first caught my eye all those years ago and what's still special today: The space and the light. I had been searching everywhere for a property with genuinely good-sized bedrooms and this one was a rare and wonderful find.

Upstairs, you'll find three generously proportioned rooms. As a family home, it's been perfect for the children to grow into, giving space for guests to feel comfortable and a feeling of openness that's hard to come by. It's a blank canvas now, last decorated in the early 2000s when I also modernised the kitchen and bathroom, putting in new cabinets, a cooker and washing machine and tiling both rooms.

Step outside and you'll discover the true heart of the property: The garden. This isn't just a patch of grass. It's where i've spent countless peaceful hours, surrounded by flowers that have brought colour to every season. But the real showstopper is the peach tree in the corner. Without fail, every single year, it bursts into the most beautiful blossom, a promise of spring that i've looked forward to for over four decades. It's a little piece of magic right on your doorstep.

For investors, this is a rock-solid proposition. We're in a prime, well-connected spot that has always attracted interest and the fundamentals are strong. Brecon close offers an appealing entry point compared to many parts of London, with a robust rental market underpinned by a high proportion of single-occupier households and strong local demand.

The area is wonderfully diverse, with a real community feel that you don't always find so close to the city . And with no parking headaches ever on this quiet close, it's a practical choice for tenants with cars.

Now, let me tell you about the neighbourhood, because it's the reason i've stayed so long. Pollards Hill itself is a peaceful residential pocket that straddles the border of Merton and Croydon and it has a wonderfully friendly, village-like atmosphere . The community here is genuinely mixed and welcoming all nationalities, which gives the local shops and cafes a lovely, vibrant feel. It's the kind of place where people say hello.

For families, we are absolutely spoilt for choice. There are two parks just a stone's throw away, but the real gem is Pollards Hill Park, which covers the crown of the hill and offers stunning views across London. Just at the end of Recreation Way, you'll find the Pollards Hill Skate Park, which has recently been updated with a new outdoor gym, goal ends and a teen shelter – it's always buzzing with energy. For younger children, there are brilliant playgrounds at Donnelly Green and the Acacia Adventure Playground nearby. T

he schools are another huge draw, with Harris Academy Merton just a short walk away, rated 'Outstanding' by Ofsted for both primary and secondary, and several other well-regarded schools in the immediate area.

The practicalities of life here are so easy. The local library and community centre are right on our doorstep, the Friday market at the community centre is literally just behind the property and i've loved being able to pop out for fresh bits and a chat . The shopping centres in Mitcham and Norbury are a quick, easy trip and for bigger trips, the redevelopment in Croydon has brought even more leisure and dining options within easy reach.

When I think about what i'll miss most, it's that blend of convenience and community: The transport links (Eastfields and Norbury stations are both nearby for easy trips into Victoria or London Bridge), the church that's been a cornerstone of my life and the knowledge that everything i've ever needed; from the Friday market to the post office.

For proper countryside air, you can walk or cycle over to Mitcham Common for a weekend picnic, or explore the nature reserve at Beddington Farmlands, one of London's best spots for urban birding.

This home has been my constant for 44 years. It's a place of quiet mornings, fruitful gardens and happy memories. Now, it's ready for its next chapter. Whether you're a family looking for space to grow and a garden to play in, or an investor looking for a solid asset in a desirable and genuinely friendly market town, Brecon Close is a rare and special opportunity. It's been a solid, well-loved home ever since, just waiting for a new family to put their own stamp on it and make it their own"
