Special Conditions
This sale is strictly open for cash buyers only (buyers who are not reliant on any form of finance) due to the condition and the timescales of 28 days to complete, we feel the property is unmortgageable. There will be no grounds for the buyer to withdraw from the sale with a return of the reservation fee citing issues around the condition of the property (including anything of a structural nature), for any issues in financing the purchase, or for any information within the searches. The property is sold as seen on the advertising photographs and from viewing from the roadside only. Any planning applications should be made post completion.

Reservation Fee – Please note that there is a Reservation Fee (3.6% Including VAT subject to a minimum fee of £3,600 Including VAT) payable by the buyer within 2 hours of winning the auction. The reservation fee does not constitute part of the sale price, this is the auctioneer’s fee and is to be paid over & above the sale price paid to the Vendor.
Searches –The buyer is required to pay £300 (Inc. VAT) for the search pack. This is payable at the same time as the reservation fee.
Tenure
Freehold – Land Registry documents, including the Transfer dated 27th February 1967, are available for download from the Hammer Price Homes website.
The conveyance documents dated 9th October 1951 and 19th May 1964 are not available at the Land Registry for download. An indemnity policy for any missing conveyance documentation can be sourced during the conveyancing process should the buyer wish.
Rent Charge – The rent charge that remains in place, is the yearly rent charge of £12 as detailed in Title number LA69583 uploaded to the Hammer Price Homes.
Please note that the vendors have advised that they do not hold any contact details for the rent charge collector and thus cannot make any attempts to contact them. As such, they are not aware of any rent charge arrears, nor will they be able to provide any rent charge receipts. An indemnity policy can be sought during the conveyancing process, should the buyer wish, on this basis.
