Set within the sought after Crest Building, this superb one-bedroom modern apartment (570 sq. Ft.) is presented in excellent condition and enjoys a private covered balcony with direct access from both the open-plan living space and the double bedroom. Positioned on the fourth floor of a secure development in a highly convenient N1 / Angel–Islington location, the flat offers a generous, well-proportioned layout with high ceilings and large windows that flood the home with natural light.
The stylish kitchen/reception room features Miele integrated appliances and an instant boiling tap. Premium upgrades including underfloor heating in the bathroom and excellent ventilation. There is also built-in storage throughout, while the bathroom is finished to a high specification and is beautifully maintained.
Ideally located on Wharf Road, just north of City Road, the property is moments from Regent’s Canal, Wenlock Basin, and the best of Upper Street and Shoreditch, with an outstanding mix of cafés, bars, restaurants, lifestyle stores and independent shops nearby. Angel (0.4m) and Old Street (0.5m) stations are within easy reach, along with excellent local bus routes, providing fast access across Zone 1 and beyond.
Owners insights:
What do you love about your home?
The apartment has a really good layout with no wasted space and excellent storage. I wanted something modern, low maintenance and with outdoor space, and this place offers all of that. The balcony is a big plus because it can be used year round, and with access from both the living room and bedroom it also helps keep the flat bright and airy with good airflow.
Wharf Road is generally quiet so it feels peaceful day to day, and being next to City Road Basin is a real bonus. It is a great spot to sit with a morning coffee or just switch off by the water.
Why are you moving?
I am relocating to another part of London with my partner.
What do you love about the area?
It is a brilliant area to live in because everything is within easy reach. Angel, Old Street, Shoreditch and Clerkenwell are all walkable, and Upper Street and Essex Road have loads of amenities, with plenty of restaurants, pubs and shops.
There are lots of great pubs nearby, but The Earl of Essex and The William IV are two favourites for an after work drink. Having the canal on the doorstep is another highlight as it is great for weekend walks, and we often walk along it to King’s Cross and Camden. Exmouth Market is also close, around 20 minutes on foot or under 10 minutes by bike, and is a great option for food.
