Planning & Listed Building Consent Granted for Two Residential Dwellings
Approx 3,000sq ft of Accommodation
Attractive 16th Century Building with Fine Period Features
Excellent Location For Easy Access to Town Centre
Location
The picturesque riverside market settlement of Ross-on-Wye is the only English town standing within the Wye Valley Area of Outstanding Natural Beauty. Formerly a centre for leather working, shoe making, brewing, corn milling and glove making, Ross became a very busy Coaching town in the 18th and 19th Centuries. When viewed from either of the river bridges, the white painted façade of The Royal Hotel stands adjacent to the fine, 206 feet steeple of St Marys Church. With a population of around 10,000, Ross remains a bustling town and the summer months in particular see many visitors coming to canoe, fish, cycle or alternatively enjoy more leisurely pursuits involving food and drink, perhaps downing a refreshing cider from one of the many local artisan cider makers.
Description
Having a most attractive, half timbered facade, 23-24 Brookend Street comprises a commercial property with "Residential Opportunity". The ground floor is to be retained for commercial purposes, whilst on the two floors above Listed Building Consent has been granted for conversion to two dwellings for residential use.
The building is Grade II Listed, and is likely to have been constructed circa 1500. In 1646, the premises were occupied by Richard Harris, a Miller, who operated the substantial and important Mills just a few paces away at Fiveways. Fine period features such as flagstone flooring and exposed beams are evident throughout the large building, which extends to over 3,000 sq ft.
For the last 50 years, the premises have been used as a noted Antique Dealers.
Accessed from either the front entrance door directly from Brookend Street, or via Butchers Alley, the ground floor has a wonderful flagstone floor and a large feature stone fireplace. This part of the property is to be retained for commercial purposes, and also has been subject to flooding in the past. Stairs lead to the first floor where again there are a wealth of exposed timbers and windows overlooking the street below. To the rear is a galleried area, whilst stairs lead up to the second floor again with a large window overlooking Brookend Street.
The Listing
The property was listed Grade II on the 4th August 1972. The detailed listing quotes "1560 brookend street (East Side), C17 and later. 2 storeys and 3 dormers, 4 sash windows. Passage on left of No 24 has store chamfered beam and wall with a few large dressed stones. Rear of all red sandstone with some old chimney stacks. Stucco front. 3 gabled dormers. Slate roof."
Planning Permission & Listed Building Consent
Planning permission has been granted for the change of use of the first and second floor to residential. The plans propose a large apartment at the front of the property with a living room overlooking Bookend Street, and kitchen and bathroom adjacent, whilst to the second floor there are two bedrooms. Accessed via its own staircase, to the rear of the building, is a studio apartment with a kitchenette and wet room.
