A hidden gem. This spacious property has a known 20 year history of good management. For sale is a 2 storey building (of 3) with a large garden arranged as a traditional home. It's not a modern flat. Being only a few minutes walk from Brighton railway station, Gatwick airport is about 1/2 an hour away and London about an hour. This makes it very suitable for local, national and international travel. The garden makes it a peaceful place to be all year round.
The whole property was built in the 1870’s and converted within a year or two into a maisonette (for sale) and a separate flat in the basement. The maisonette has it’s own ground floor entrance and is entirely separate from the basement for utility bills, council tax and insurance. The maisonette and the basement share the freehold 50/50. The maisonette (for sale) is 2/3rds of the property. The practice has been that any repairs to the roof or water out (sewage) are shared 50/50. So, in effect, halving the cost for both properties. There is no mandatory yearly ground rent / maintenance charge.
The property is currently run as a 2 bedroomed traditional household with a living room, bathroom and kitchen on the ground floor. The 2 bedrooms are upstairs, both are double sized rooms.
This particular property has a very rare, large private garden (for central Brighton).
The kitchen has an electric oven and gas hobs with a 1.5 sink and drainer. There is room for a fridge/freezer and washer/dryer. There is a gas boiler for hot water and central heating. The kitchen leads into the large private garden.
The garden is approx. 140 M2 (1500 Ft2). It has a long wooden shed at the far end (the width of the garden) and a Wendy house. Currently there is a pond and 2 mature cherry trees.
The bathroom (downstairs) has a bath, electric shower, WC and hand basin.
The living room has lots of windows which have been triple glazed for heat and sound purposes. There is a solid fuel burner (wood or coal) with the appropriately installed inspection plate. There is plenty of room for a dining area and living area. The living room, bathroom and hallway all have under-carpet soundproofing.
Upstairs, the main (front) bedroom is spacious and light, has secondary glazed windows and the adjoining walls have both been soundproofed. This makes for a very peaceful place to sleep. The smaller (2nd) bedroom will easily fit a double bed or two singles. The window looks onto the garden.
Looking forwards, if you have further funds beyond the asking price, this property is very suitable for conversion into a 3,4 or 5 bedroom home. 3,4 and 5 bed properties in this area can sell for well over £600k making the asking price particularly reasonable.
Within half a mile are 3 major supermarkets (Sainsbury, Co-Op and Aldi), many convenience stores and take away food shops.
If you are interested then book a viewing. You won't know if you want it without viewing it first. Then you can ask any questions you may have.
It is intended that the freehold for the property will be extended to 999 years on completion of sale. At no cost to the buyer.
It is believed that the wooden shed can be replaced by a brick building (for a granny flat ?) without planning permission but do check before you start building, just in case.
It is perfectly normal for a property to be both leasehold and (share of) freehold at the same time. All conveyancing solicitors are well accustomed to this.
It is a complete mystery and surprise as to why Argyle Road crime rate is listed as 10/10 on 'On The '. This is a very low crime area.
In comparison, where London is about 600 square miles in area. Central Brighton is only one square mile. That's probably what makes Brighton such a popular city, it's size. Argyle Road is inside that one square mile.
Seller's comments : 'When I first walked into 27 Argyle Road i'd already seen about 100 two bed everything in my price range. This place was leagues ahead of all the others. So very calm one could almost touch the air, it was that peaceful. It is true, you know there and then that it's the right place for you and I stayed for 20 years (not expecting to). It was the secret garden that drew me here. Since then I have further soundproofed the place making it even more calming. A great place to be in the centre of a tiny city and it feels like being in the countryside at the same time'.
Nb The secret garden now has a single window overlooking but in 20 years, nobody has ever been seen looking into the garden.
