About this property
We have loved living in this house for the past 6 years. It was love at first sight with the period features- the cornices, the fireplaces, the scrubbed original floorboards- and we carefully restored them all as we renovated the house. The living room is cosy, especially with real fire crackling away in the winter. The back of the house is south-facing so it’s filled with light for most of the day- hence the disco ball in one of the windows! Having access to the garden from the side road is so helpful and we love entertaining in the summer under the festoon lights.
The area itself is full of fantastic small businesses, like 3ft6 coffee, Loaf, Small City Books, and Prior. The house is right in the middle of two gorgeous parks- Netham and St George- both lovely for walks and picnics.
The home
A generously sized three bedroom Victorian end-of-terrace in a popular area bordering St George, Redfield and Barton Hill.
The home has been renovated to a high standard throughout with new sash windows, a restored stone facade, new heating system, and bespoke carpentry. There are period features in almost every room including original floorboards, fireplaces, bay windows, high ceilings and cornicing.
There are two reception rooms on the ground floor and a well-designed under-stairs WC. The good-sized kitchen at the back of the house leads to a south-facing, secure garden.
Upstairs there are three double bedrooms. At the rear is a bedroom currently used as an office and guest room. In the centre is a family bathroom with plenty of storage and another double bedroom currently used as a creative studio/office space. At the front of the home is the large main bedroom with two windows and floor-to- ceiling storage.
Outside space
The garden is an easy-to-maintain and well-presented patio space with festoon lighting. The garden has side access, two brick sheds for storing tools and equipment, and high fencing for security and is privacy.
Victoria Avenue is also part of the liveable neighbourhood scheme reducing traffic and improving streets for pedestrians.
Living in Redfield
Victoria Avenue is in a prime location on the borders of St George, Redfield and Barton Hill. The area has become hugely popular with young professionals and families in recent years. Church Road has many exciting independent shops, cafes, pubs and restaurants, such as the popular Red Church and Orchard Café. On from this, the much loved Bristol Loaf and The Lock-Up are staples in this community. St Marks Road in Easton also boasts a range of well-regarded venues such as Bristol Sweet Mart, and Garden of Easton. The proximity of St George's Park is also a huge benefit to local residents, offering a great retreat from city life on a summer's day.
