Hugely versatile family house with annexe, office complex and fine countryside views
Description
Situated in the highly sought after village of Little Berkhamsted, High Oaks is a hugely versatile property with an exceptional range of additional features, including a swimming pool, tennis court, attached but self contained annexe and office/gym complex. The plot of about 2.56 acres offers great privacy, being both distanced and screened from neighbouring properties and the house benefits from large picture windows to take full advantage of the fine views available over both the gardens and open countryside beyond.
Main House
The house is entered through a large reception hallway with curved Georgian style staircase, door to rear and guest cloakroom. A bright triple aspect sitting room has an open fireplace with stone and brass surround, while the TV room has a lovely picture window and another stone/brass fireplace. Double doors lead to the dining room which has a curved bay overlooking the garden and then in turn a kitchen breakfast room with island and granite work surfaces. There is a walk in pantry and a utility room that leads to the hallway that connects the main house to the annexe.
On the first floor the bright landing gives access to four bedrooms. The main bedroom has great views to the rear, fitted wardrobes and a large en suite bathroom with dual sinks and both bath and shower cubicle. The second bedroom also faces to rear and has a wardrobe. There are two further bedrooms and a family bathroom and additional shower room.
Annexe
Offering potential usage to both family members or staff accommodation, the annexe is located on the first floor above the garage with a private ground floor entrance and staircase leading up as well as the door to the utility room. The main living room is dual aspect and has an open plan kitchen and there is a bedroom and bathroom.
Garage
The garage has two sets of up and over doors and totals about 828 sq ft providing excellent space for parking multiple cars. In addition there is a store room and gardeners toilet.
Grounds
The house enjoys a plot of about 2.56 acres and is approached by a large driveway with planted central island. There are extensive lawns surrounding the house with a variety of mature trees and bushes. The house has a slightly elevated position that means it enjoys view across surrounding countryside. The house has excellent leisure facilities with a tennis court and swimming pool, the pool having its own patio area and pool house and air source heat pump. In addition there are two large octagonal buildings connected by a central atrium that offer generous and versatile space. Used by the current owners as office space, there is a kitchen and shower room in one room and options include use as a gym/studio, games room, further annexe accommodation or even as additional guest or staff space. To the rear of the plot there is a second vehicular access that opens up the possibility of applying for planning consent for an additional property.
