Residential cul-de-sac
The house is situated close to the centre of the new part of the village, within a short walk of the shop and railway station (less than 20 minutes to Exeter Central) and 0.4 miles from the Primary school.
The light and bright accommodation benefits from uPVC double glazing and gas central heating. The useful porch gives into a lounge which in turn leads to the dining room. From the dining room are patio doors to a delightful conservatory opening onto the garden. The kitchen is attractively fitted with sleek white modern units which include an integrated oven, electric hob, and fridge/freezer. An inner hall accesses the downstairs WC and a further charming sitting room (including a built-in cupboard housing the gas boiler).
Upstairs is a principal bedroom with extensive built-in wardrobes running the length of one wall, and a well-appointed en-suite shower room with a double-glazed window. Two further bedrooms each have built-in wardrobes and one offers pleasant views of the surrounding countryside. The spacious family bathroom includes a p-shaped bath with a shower over and a contemporary heated towel rail.
Outside
The level and enclosed rear garden offers good privacy and has been thoughtfully landscaped to provide a large paved patio and a neat lawn with flower borders. There are apple trees, an ornamental pond, an outside tap and access alongside the house to the front.
The house is set well back from the road and offers a longer than average drive with space to park 2 vehicles (the current owners park a motorhome and a car).
Location
Feniton is a village and civil parish in East Devon, lying 4 miles west of Honiton and 3 miles north of Ottery St Mary. Feniton comprises two related communities, the original village of Feniton, frequently known locally as ‘old’ Feniton, and the newer part of the village centred around the railway station which is on the Waterloo line offering links to Exeter and London. The village has a range of shops and has good road links via the A30 and M5. Exeter and its International Airport is within easy travelling distance. Feniton is also in the catchment area for The Kings School.
Directions
From the A30, follow the sharp left-hand bend as you enter the village (signposted Feniton station). The Signals is the 3rd turning on the right and No.22 will be found on the right.
