For sale by Public Auction and Livestream on Wednesday 15th April 2026 at Shrubbery Hotel, Ilminster, Somerset, TA19 9AR
Description -
An attractive parcel extending to approximately 2.68 acres (1.08 ha) of permanent pasture, located on the outskirts of Combe St Nicholas, Somerset. It benefits from two accesses with a vehicular access to the south and a pedestrian access only to the north.
The land provides livestock grazing opportunities as well as being suitable for both equestrian or amenity purposes. There is opportunity for alternative uses subject to gaining the necessary consents.
Internally the field has been sub-divided with a post and rail fence.
The ground is a mixture of level and gently sloping topography and is bounded with mature hedgerows along with stock proof fencing.
Directions -
From Chard proceed along the A30 towards Yarcombe for 2.2 miles, before turning right towards Taunton on the corner, onto a named road of Pretty Oak. Continue for 0.6 miles before taking the next right towards Combe St Nicholas onto a lane called Stant Way, proceed for half a mile until the field will be accessible on your left hand side through a pedestrian gate.
Alternatively do not turn onto Stant Way and proceed further along the road to Taunton (Pretty Oak Road) and take the next right onto Pol Rue where again the property will be located approximately half a mile down the lane but on your right hand side, this is a vehicular access.
If you are coming from the A303 you exit at La Campagna by taking a right onto the Pretty Oak road and continue along the road for approximately 2 miles before taking a left down either Pol Rue or Stant Way, where the property will be located on either your right or left as described above.
Viewing -
At any reasonable time of day whilst in possession of the sales particulars. The Vendor or their Agents take no liability for any injury caused within reason whilst on the property.
Development Clawback -
The land will be sold subject to our client’s standard overage provision, which will apply in the event that planning permission is granted (or general permitted development rights are exercised) at any point into perpetuity for anything other than agricultural, horticultural or equestrian purposes.
This will be payable at 25% of the increase to market value and must be paid on the date of disposal, following the grant of planning permission or the date two years following the date of a planning permission or general permitted development rights (whichever shall be the earlier).
For clarity on the overage provision or for future information, please contact the seller’s solicitor
