Closest Station: Highbury & Islington
Available to the market for the first time since its construction over 30 years ago, this distinctive and thoughtfully designed family home is quietly positioned on a charming Islington mews. Conceived to evoke a Mediterranean atmosphere, the house blends privacy, natural light, generous proportions and strong architectural character to create a truly individual living environment.
The ground floor is centred around a substantial full width reception room, flooded with natural light through floor to ceiling glazing and opening directly onto a calming paved garden. A raised dining area and a well connected kitchen sit on a split level, creating a natural flow between entertaining and everyday living spaces.
The first floor provides three bright double bedrooms, all with high ceilings and excellent storage. The principal bedroom benefits from an en suite shower room and a private balcony overlooking the mature rear gardens. A separate family bathroom serves the remaining bedrooms.
The basement level is arranged over multiple tiers, allowing for highly flexible use of space. The lower ground floor includes a laundry area and a large multi-purpose room which could easily be configured as independent living accommodation, ideal for a growing child, au pair or guest suite, supported by a separate shower room. Further accommodation includes a dedicated office room and a substantial storage area located beneath the garage.
The landscaped garden offers a peaceful retreat, complete with a pond fed by an underground well and surrounded by mature, well maintained planting. At the far end of the garden sits a substantial detached studio building, offering exceptional versatility and well suited as a home office, gym, guest accommodation, workshop, annex or creative space.
Orleston Mews is a quiet cul-de-sac within easy reach of the shops, cafés and restaurants of Upper Street, as well as the renowned artisan bakery, fromagerie and butcher at Highbury Barn. The independent shops and cafés of Newington Green are close by, while the open green spaces of Highbury Fields are just a short walk away.
Excellent transport links are provided by numerous bus routes and the Underground and Overground services at Highbury & Islington Station. The boutiques, restaurants and cultural destinations of Coal Drops Yard and Granary Square are also easily accessible, along with Central Saint Martins and the wider amenities, galleries, theatres and transport connections of King's Cross and St Pancras International.
Notes from the vendor - who designed and built the property
This property and 7 others around it were designed and built by me, ably supported by a team of Indian builders and craftsmen who had been refugees from Idi Amin's regime in Uganda. My intention was to transform the mews, which, at the time, was essentially an earth and gravel alley, bordered to the east by a wall defining empty council warehousing and to the west, by tumbledown workshops, into a row of houses with a Mediterranean feel in the front and open facades at the rear.
My overriding aim was to incorporate individual decorative details with interesting spaces, varying ceiling heights and also to optimise sunlight and garden views.
